SECTION 2-08.0.0: LAND SPLIT 2-08.2.0 CONTENT REQUIREMENTS 1. COMMENT: 2-08.2.0 – Based on the existing legal description of this parcel “PT E133.74' W232.74' N228.07' SW4 NE4 .68 AC SEC 21-14-13” the existing parcel was split off of another parcel. The proposed land splits exceed the number of allowed splits for a property whose boundaries are not fixed by a recorded plat which is divided into four or more lots, tracts, or parcels of land, see UDC Article 11.4.20 definition of a Subdivision. Based on COT MapTucson there are at least 9 parcels that have been created from the original parcel. As this site is located within in a floodplain a tentative plat meeting the requirements of Administrative Manual (AM) Section 2-06 and a final plat meeting AM Section 2-07 will need to be submitted and approved. TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0924-00077 - Land Division_Land Split_Lot Split v1 – 2410 W HELTON LN Tucson Water has the following comments about the proposed Land Split / Lot Split: 1. Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 requires all of the following: a. Each lot must have its own water meter. No water meter may serve more than one lot. b. The water meter for each lot must be located within that lot’s frontage onto the public or private street, alley, or water easement that contains the public water main that will serve that lot. (In this case, Helton Lane.) c. The private water service line from the water meter to the building(s) on the lot may not cross any property lines. I.e. The private water service line must lie completely within the boundaries just that one lot. 2. To determine if the proposed lot split complies with the requirements Tucson Water’s Remote Meter Policy, additional information is required about the location of the existing water meters that serve the two manufactured homes on the parent parcel. 3. Tucson Water’s records indicate the following: a) The water meter box for 2410 W HELTON LN UNIT 1 (Customer Name: Hernan Gonzalez) is located “NEXT TO THE GAS METER OF ADDRESS 2410”. The submitted documents show this water meter box. b) The water meter box for 2410 W HELTON LN UNIT 2 (Customer Name: Rebecca Castillo) is located “3WEST OF FENCE-LINE”. A Google Street View photo taken in April 2013 appears to show a water meter box nearly completely covered with soil located west of the two mail boxes, almost directly in line with existing fence that is just west of the proposed property line between Parcel A and Parcel B. Tucson Water suggests you look in this location first. 4. Please take all of the following actions: a) Field verify the location of both water meters. b) Show the location of both water meters on your next submittal. c) Show which water meter serves which manufactured home on your next submittal d) Show the general routing of the private water service lines from the water meters to the existing manufactured homes. 5. If the existing water mater for Parcel B is located in Parcel A’s frontage onto Helton Lane, it will need to be moved (by Tucson Water staff, at the Applicant’s expense) so that it is in Parcel B’s frontage onto Helton Lane. 6. A copy of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 may be obtained by sending an email request for it to me at the email address in my signature block.
