TW New Development Review REQUIRES RESUBMIT TD-DIV-0923-00107 - Land Division_Land Split_Lot Split v2 – 5047 E 4TH ST

1. As previously indicated, the existing water meter for Parcel 1 will need to be relocated to Parcel 1’s frontage on Rosement Blvd. and connected to the existing 8” public water main in Rosemont Blvd. And a new private water service line will then be needed to connect the relocated water meter to the existing Building on Parcel 1. These actions are necessary to comply with comply with Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009.

2. Sheet 2 of the 20230907_palm_pg1-2 preliminary_v1_v2.pdf file does not show the relocation of the existing water meter serving the existing building on Parcel 1 (5047 E 4th St.) being relocated to Parcel 1’s frontage on Rosement Blvd as described in the 20240627_response_to comments.pdf file.

3. Nor does Sheet 2 of the 20230907_palm_pg1-2 preliminary_v1_v2.pdf file show the existing private water line for Parcel 1 being abandoned, and a new private water line being run from the relocated water meter in Parcel 1’s frontage on Rosement Blvd to the existing building on Parcel 1.

4. Sheet 2 of the 20230907_palm_pg1-2 preliminary_v1_v2.pdf file shows a number of features that are not typically shown on a Record of Survey, but it does contain large amounts of information about the proposed lot split that is typically shown on a Supplemental Plot Plan. See https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example for an example plot plan and what must be shown on it. We reviewers need the information that is required to be shown on a separate Supplemental Plot Plan, so that we can properly review and approve requested lot split. Please consider re-submitting most of Sheet 2 of the 20230907_palm_pg1-2 preliminary_v1_v2.pdf file as a separate Supplemental Plot Plan. (Please note that this is not a requirement. It is just a suggestion intended to make your next submittal more like other Lot Split submittals, and therefore easier to review.)

5. The separate Supplemental Plot Plan (or Sheet 2 of the 20230907_palm_pg1-2 preliminary_v1_v2.pdf file) will need to show those items specified in Items 2 & 3 of this review to demonstrate that the proposed lot split will comply with Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009.
