2. Show how each parcel will have access to the public sewer. Reference: Section 701.3, IPC 2018.

COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

8.3.1. LAND SPLIT

2-08.5.0 CONTENT REQUIREMENTS

The drawing showing the proposed land split shall include the following:

C. The rights-of-way adjacent to or within the property, including streets and easements. The streets and easements must be labeled, dimensioned and purpose listed;

COMMENT: Provide the information noted by the standard above for the street, (Dimensioned and labeled)

E. The locations and dimensions of any existing structures and buildings;
COMMENT: For the Metal shed per UDC section 6.6.3.C “Detached accessory buildings , including accessory dwelling units , are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line , except for shade structures or carports not over 400 square feet in floor area , terraces and steps not over three feet high above the natural grade , paved areas, and fences or walls;” With being said please relocate the shed,

F. The setbacks of existing buildings and structures from existing and proposed property lines;

COMMENT: Please provide the height of the guest house and residence that way zoning can verify the setbacks, Rename guest house to residence, Per UDC 6.6.2.B. “An accessory building shall be built only on a lot occupied by a principal building or use;”

G. The land area of each proposed lot in square feet or acreage. If the property is developed, additional information, such as but not limited to FAR, lot coverage, vehicle and bicycle parking, may be needed;
COMMENT: Provide the lot coverage calculation for each parcel as noted by the standard above. Lot coverage “ Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved) . Lot coverage does not include porches, UDC Article 6.4.3.C.1.a but does include vehicle use area measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved.”

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised final plat.
TW New Development Review REQUIRES RESUBMIT TD-DIV-0923-00107 - Land Division_Land Split_Lot Split v1 – 5047 E 4TH ST

1. No portion of existing private water service line between the existing water meter for Parcel 1 (5047 E. 4th St.) may lie on Parcel 2 (745 N. Rosemont Blvd.) Tucson Water’s Remote Meter Policy prohibits the private water service line serving one parcel from crossing another parcel (even within a utility easement).

2. If you wish to split the parent parcel as shown on this submittal, the existing water meter for Parcel 1 will need to be relocated to Parcel 1’s frontage on Rosement Blvd. and connected to the existing 8” public water main in Rosemont Blvd. A new private water service line will then be needed to connect the relocated water meter to the existing Building on Parcel 1.

3. Please revise the drawings to comply with Tucson Water’s Remote Meter Policy. You may request a copy of this policy by sending an e-mail to me at the e-mail address shown below in my signature block.
