This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 8.3.1. LAND SPLIT COMMENT: COMMENT: 2-08.5.F – Provide perimeter yard setback dimensions from all existing structures to the proposed property lines. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Provide a lot coverage calculation - Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved) . Lot coverage does not include porches, UDC Article 6.4.3.C.1.a but does include vehicle use area measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved. COMMENT: This site will require a Block plat . | TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0923-00106 - Land Division_Land Split_Lot Split v1 – 1385 E HEDRICK DR 1. The proposed lot configurations do not meet the requirements of Tucson Water’s Remote Meter Policy No. IV=B.08, Eff. 07/14/2009. To comply with Tucson Water’s Remote Meter Policy, each of the proposed lots must have a minimum of 15’ of real property frontage onto a public or private street or (water easement) that contains an existing water line that can serve the lot. An easement to the street is not real property frontage. The simplest way to meet this requirement is to reconfigure the lots in such a manner that the rear lot (Lot A) is a ‘flagpole’ lot with a 15’ or wider ‘flagpole’ to Hedrick Drive. 2. Tucson Water’s Remote Meter Policy also requires that each lot have it’s own water meter, and the private water line between the water meter and the building on the lot must not cross or partially lie on any other lot. Please show a new water meter for Lot A in Lot A’s street frontage on a separate site plan, and submit the separate site plan with the required block plat. 3.
