This requirement is straight out of the Admin Manual 2-07.5.4.I and has no interpretation or detailed explanation to accompany it. It also doesn’t distinguish anywhere between large/small residential subdivisions or large/small commercial subdivisions. It applies to all final plats, block plats, minor subdivisions, and condominium plats as outlined in 2-07.1.0 Applicability. Please show the basins on the plat. Please note that a metes and bounds description is not necessary and an outline within a common area or as the common area will be acceptable. Also as the result of an increasing number of issues with previously developed projects of the proposed type, we are no longer approving sites functioning outside the requirements of our code. 2. See previous comment 3 omitting the word delineated as I am not sure why I added that word – UDC 7.11.1 A&B – Detention and retention basins shall be: A. Located in a common area, outside the boundaries of a residential lot; and B. Owned and maintained by the homeowners organization or management organization established by the developer. Site Zoning | REQUIRES RESUBMIT | CDRC TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Speedway at Main – Lots 1-4 FINAL PLAT (2nd Review) TD-DIV-0923-00105 TRANSMITTAL DATE: December 7, 2023 DUE DATE: December 31, 2023 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 2-07.1.0 APPLICABILITY Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site. 2-07.5.0 CONTENT REQUIREMENTS 2-07.5.1 General 1. This comment was not addressed. New Services/JOC | REVIEW COMPLETED | TD-DIV-0923-00105 - Land Division_Subdivison v2 – 405 W SPEEDWAY BL 1. Both Tucson Water and PDSD staff do not believe my previous comment regarding the need to show the stormwater drainage detention and retention basins in a Common Area as required by Section 7.11.1.A of the UDC Administrative Manual has been adequately addressed. Tucson Water staff will not pursue this issue further, however. This issue has been transferred to the PDSD Engineering Reviewer, Mr. Stephen Blood, to address, as it falls more within PDSD’s purview than Tucson Water’s.
