| TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0923-00103 - Land Division_Land Split_Lot Split v1 – 2121 N CRAYCROFT RD 1. The proposed lot re-configuration is acceptable. A revised water master plan has been recently reviewd and accepted by Tucson Water that shows each of the reconfigured lots and existing Lot 10 will have adequate access to a public water main. 2. Water easements were created on Lots 11, 12, 13 & 14 by the Pima Medical Campus, Lots 1- 14 final plat recorded at Seq. No. 1220181080579. These easements were not shown in the Exceptions on the submitted ALTA Commitment for Title Insurance, but I have not been able to find any record of these easements having been released on the Pima County Recorder’s website. (The Pima County Recorder’s website does show a partial release of these easements recorded at Seq. No. 20200730976, but that partial easement release applies to only those portions of this easement on Lots 5 & 6. Please revise the Lot Reconfiguration Exhibit to show these water easements on Lots 11, 12, 13, and 14 and indicate whether they are TO REMAIN or TO BE RELEASED BY SEPARATE INSTRUCMENT or provide documentation that these easements have been released. 3. The submitted ALTA Commitment for Title Insurance indicates there are existing easements on original lot 14, that were granted to Tucson Electric Power and re-recorded at Seq. No. 20203150760 and Seq. No. 20203080732 for the purpose of electric lines and appurtenant facilities for the transmission and distribution of electricity. These easements haven’t been shown on the Lot Reconfiguration Exhibit. Please revise the Lot Reconfiguration Exhibit to show these electric easements and indicate whether they are TO REMAIN or TO BE RELEASED BY SEPARATE INSTRUCMENT or provide documentation that these easements have been released. 4.
