PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require compliance with the 2018 IRC.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

SITE PLAN:

1. Show the new location of water line from meter to building without crossing the adjacent property, R106.1.1. This may require a water meter re-set processed with the Water Department.
2. Show the location of a sewer line for each dwelling from the building to the HCS without crossing the adjacent property, R106.1.1. This may require a sewer line replacement including a new HSC processed with Pima County Wastewater Management or filing a new utility easement with The Pima County Recorder.

PLANS:

1. A structure may not extend to a point closer than 3 feet from the proposed property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by protecting the structure placed within 3 feet of the property line in compliance with IBC Table 721.1(2). Include a one hour rated wall below the roof edge with foundation along the full length of structure near the property line or relocate the structure out of the fire separation distance.
2. Also, a roof projection may not extend closer than 24” to the adjoining (neighboring) property line. Any part of a roof projection extending into the 3-foot fire separation distance from the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended).

OUTDOOR LIGHTING CODE

1. Show a full cutoff light fixture when located within 25 feet from the property line OLC 401.3.3.

Land Split

TRANSMITTAL DATE: November 6, 2025

1. COMMENT: Confirm the total square footage of both the parent lot and the two proposed child lots. A review of the Pima County Assessor Parcel Map for this area indicates this lot has a total square footage of below 10,000 sf (potentially as low a 9,682 sf). See the Assessor Parcel Map at this link: https://www.asr.pima.gov/ParcelData/Map/Arm/MP12/12053_03.PDF

According to this record, the parent lot has dimensions of 80’ x 110’ x 82.99’ x 132.07’.

Were the existing lot to be less than 10,000 sf, you would not be able to divide this lot into two since R-2 zoning requires that any lots be a minimum of 5,000 sf each.

It appears that the submitted map used the parcel area estimate from the Pima County Geographic Information Systems page. This calculation is only an approximation, can be incorrect, and must be confirmed by the customer.

2. COMMENT: See Site Engineering comments for additional feedback on required additions to the provided documents, including the addition of full dimensions to the provided site map. Provide all structure dimensions, lot line dimensions and bearings, and resulting square footage.

3. COMMENT: Since the proposed setback between the existing structure on “Parcel B” and new lot line is less than 6’, approval of a Design Development Option (DDO) will be required before this land division can be approved. The DDO application will not move forward until it can be clearly shown that the lots are of sufficient size to allow a land division.

TW New Development Review Fast REVIEW COMPLETED Tucson Water New Area Development has one proviso for approval of this Land Division/Lot Split. Currently there are two water meters (side by side) fronting the proposed east property. Each property will require a water meter along its own frontage. That is to say, a new water meter will need to be purchased to front the west property. Once the meters are appropriately placed, Tucson Water will approve this Land Division/Lot Split. Place note, there is a pavement cut moratorium in effect for South Coconino Vista. The price for remediating this pavement moratorium issue will be added to the price of the meter installation. Please contact our New Services section.
