SECTION 2-08.0.0: LAND SPLIT

2-08.5.0 CONTENT REQUIREMENTS

The drawing showing the proposed land split shall include the following:

2-08.3.0 APPLICATION SUBMITTAL REQUIREMENTS
1. COMMENT: 2-08.3.7 – Provide a metes and bounds legal description for parcel “2”.

2-08.5.0 CONTENT REQUIREMENTS
2. COMMENT: 2-08.5.G – Provide a supplemental residential plot plan for parcel “2” that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. Lot coverage calculation that meets the UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
b. Provide perimeter yard setbacks from the existing structures to the proposed lot lines.
c. Provide the height of the exterior walls for all structures along the proposed lot line so that perimeter yard setback requirements can be determined. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.

3. There appear to be detached accessory structures on parcel “1”. Per UDC Article 6.6.2.B accessory structures, sheds, are not allowed on a parcel that does not have a principal building, single family residence. If these sheds are to remain a Board of Adjustment for Variance will need to be approved prior to approval of this land split. If you propose them to be removed show them to be removed on the supplemental plot plan.

1. Please provide a copy of the Record of Survey by Frederick J. Sturniolo, RLS 12537 that is referenced on the 3901-MLD R2.pdf file. I have not been able to find it at Sequence No. 202336203114 in the electronic records maintained by the Pima County Recorders office.
