| TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0823-00100 - Land Division_Land Split_Lot Split v1 – 10922 E ESCALANTE RD 1. The proposed land split does not comply with the requirements of Tucson Water’s Remote Meter Policy Number IV-B.08, dated 07/14/2009. Please revise as necessary in accordance with the following comments. 2. To comply with Tucson Water’s Remote Meter Policy, each lot must have a minimum of 15’ of real property frontage onto a street, alley or public water easement that contains an existing water distribution main that can serve the lots. An easement does not qualify as real property frontage. 3. In this particular case, to comply with Tucson Water’s Remote Meter policy, each lot must have a minimum of 15’ of frontage onto the existing 6” PVC water distribution main constructed in Escalante Road under Work Order (WO) 8916-063. No water meters may be connected to the existing 24” water transmission main in Escalante Road. 4. Please note that the existing 6” PVC water distribution main in Escalante Rd. does not front the entire frontage of the parent parcel. See Tucson Water’s NE361415 valve map and the as-built plan of WO 8916-063. These documents may be obtained by sending an e-mail request to Tucson Water’s Mapping / GIS Records Center at twmapinfo@tucsonaz.gov. 5. Also, please note that Tucson Water’s Remote Meter Policy also prohibits the private water service line from a water meter to a building on one parcel to be run across another parcel. 6. If the proposed lot layout cannot be revised in such a manner, Tucson Water’s Remote Meter Policy requires that a public water main extension be constructed to serve each new lot by the owner/developer at his or her own expense. And, if the water main extension will be located on private property, it will also need to be centered in a new, dedicated water easement that is a minimum of 15’ wide. The existing 15’ public utility easement on the property cannot be used for this purpose as it was not granted to Tucson Water, and it is too narrow to accommodate all of the other utilities within this easement and an extension of the public water system. 7. Please revise the site plan to show the existing 24” water transmission main, and the existing 6” distribution main in Escalante Road and how the two parcels will be provided with water. 8. You may request a copy of Tucson Water’s Remote Meter Policy, by sending an e-mail to me at the e-mail address shown below. 9.
