COMMENTS:
See below for the generalized requirements the Assessor’s Office reviews for:
• The title block must be in the lower right-hand corner and it must have
the number of lots or units or block or elements or any combination of
these. It must have the common areas listed if there are any. It must
have the section, township, and range and if it is a resubdivision, it
must mention the plat name and the map & plat.
• The location map must be in the upper right-hand corner and must have
the section, township, and range. The project area should be outlined
and/or have an arrow pointing to it.
• General notes must have the gross area of the subdivision, the number of
lots, the number of miles of new road, public or private (even if the
number is 0), and the Basis of Bearings.
• There must be a section tie, with a bearing and dimension from the
section corner or quarter corner to the point of tie on the subdivision.
• The perimeter line must be solid and the heaviest lineweight on the
plat. The lot lines and common area lines must be solid and the next
heaviest. Lines for erosion setbacks, floodplain lines etc. should be
the lightest lineweight and be dashed or dot-dashed.
• There must be bearings and dimensions for the perimeter and all lot
lines and all common areas.
• All lots must be numbered and have square footage. If the area is too
small, there can be a table to the side for the square footage.
• All hatching, stippling, striping, etc. must be removed in the final
plat, unless another agency requires it. If so, all lettering must have
the hatching, etc. cut away so they are legible.
• All streets must be named in the final plat, and have dimensions,
bearings, and curve data.
• All adjacent subdivisions should be named, with map and plat in the
appropriate areas around the subdivision.
• Ownership printed in the Dedication section must match Assessor data.
For APN 122-17-135A ownership is currently held by: KMS ENTERPRISES LLC.

External Reviewers - Pima County Wastewater (RWRD) REQUIRES RESUBMIT We will require resubmit until customer provides an Approval Letter from RWRD, prior to PDSD Approval.
Residential Building REQUIRES RESUBMIT Provide a site plan showing the dimensions between dwelling (including roof overhang) and proposed property line. Any portion of the dwelling within the 3-foot fire separation distance requires a separate (conditional) permit for installing appropriate fire spread materials.
Site Engineering REQUIRES RESUBMIT 1. In addition to the general notes required per the zoning review, the following general note is also required after the general note from zoning comment 7, and before the general note from zoning comment 8:
"Prior to issuance of any building permit, a Flood Plain Use Permit is required for Lots 8A & 8B"
2. It appears that you've used the wrong dedication language - if not, your CC&R's need to be submitted for review.
3. Please review the survey requirements from the Administrative Manual section 2-07.5.5. This plat is missing a section tie, basis of bearings, monumentation, etc.
4. The description needs to state Final Plat - ie. Final Plat for Lee Street lots 8A & 8B - a resubdivision of a portion of morning view tracts.....

2-07.1.0 APPLICABILITY
Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.”
A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.

2-07.5.0 CONTENT REQUIREMENTS

2-07.5.1 General

1. COMMENT: 2-07.5.1.A – The project-location map must be drawn at a scale of three inches equals one mile.

2. COMMENT: 2-07.5.1.A.3 – Label all subdivisions within the one square mile on the location map.

3. COMMENT: 2-07.5.1.E.1 – Provide the number of lots within the title block, i.e. LOTS 8A & 8B.

4. COMMENT: 2-07.5.1.H - The subdivision case number, TD-DIV-0823-00097, assigned to this plat must be placed in the lower right corner of the plat next to the title block on all sheets.

2-07.5.2 General Notes

The plat must include the following general notes. Additional notes specific to each project are required when pertinent. Fill in the blanks with the project-specific information.

5. COMMENT: 2-07.5.2.A – Provide a general note stating “The gross area of this subdivision is ____ acres.”

6. COMMENT: 2-07.5.2.B – Provide a general note stating “The total number of lots is ___.”

7. COMMENT: 2-07.5.2.C – Provide a general note stating “Total miles of new public streets are ____. & “Total miles of new private streets are ____.”

8. COMMENT: 2-07.5.2.H – Add the following note on all plats. The purpose of this note is solely for review for compliance with local and state laws governing subdivision and land splits. “There will be no further division of lots without the expressed approval of the City of Tucson.”

2-07.5.3 Standard Paragraphs

The plat must include the following statements, as applicable. All signatures must be in permanent, black, India ink and be accompanied by a notary signature and seal.

As stated on the OK to Submit review, A supplemental plot plan meeting the requirements found at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, is required. The supplemental plot plan is a separate plan submitted along with the plat and will clearly demonstrate that all development requirements, i.e., lot coverage, perimeter yard setbacks to the new property line, are met.

16. Per a discussion with Bruce Small he stated that the plat was not done under his direction and that the information and his stamp was copied from some other documents and will be referring this to the SBTR.
