2-08.2.0 CONTENT REQUIREMENTS
1. COMMENT: 2-08.2.0 – Based on the existing legal description of this parcel “NLY CTRL PTN N154.75' SE4 SE4 LYG E OF & ADJ MISSION RD .70 AC SEC 22-14-13” the existing parcel was split off of another parcel. The proposed land splits exceed the number of allowed splits for a property whose boundaries are not fixed by a recorded plat which is divided into four or more lots, tracts, or parcels of land, see UDC Article 11.4.20 definition of a Subdivision, A. A minor subdivision meeting AM 2-07 is required to be submitted and approved.

1. The proposed lot layout does not meet the requirements of Tucson Water’s Remote Meter Policy. The center and easternmost lot do not have a minimum of 15’ of real property frontage onto an existing street, alley, or public water (or utility) easement that contains an existing public water main that can provide water service to them. The proposed or existing easement along the south side of the parent parcel does not provide the required real property frontage to the existing water main in Mission Road.

2. To meet the requirements of Tucson Water’s Remote Meter Policy, each new lot must have a minimum of 15’ of real property frontage onto an existing street, alley, water easement or public utility easement that contains an existing public water main that can provide water service to each new lot. In this case, the only existing public water main is in Mission Road.

3. There are two options for meeting the requirements of Tucson Water’s Remote Meter Policy, as described below:
a. Option 1: Reconfiguring the center and easternmost lots, so that they are “flagpole” lots which each have a minimum of 15’ of real property frontage onto the existing water main in Mission Road.
b. Option 2: Construct a new 4” public water main from the existing water main in Mission Road that fronts the center and easternmost lots. This new water main will need to be in a public water (or utility) easement that is a minimum of 15’ wide.

4. Tucson Water’s records indicate a 20’ ingress, egress and utility easement created by the joint tenancy deed recorded at DKT 9252, PG 0465 and/or the warrantee deed recorded at DKT 13335, PG 3127 may lie on this property. The final plat for the minor subdivision you will need to submit, must show all easements on the property. Please submit a Title Report or Commitment for Title Insurance that shows all easements on the property with the proposed final plat.

5. Note: Your re-submittal must not be made under TDCO No. TD-DIV-0823-00095, as this number was assigned to a simple land split/lot split. Your re-submittal must be made as a minor subdivision which will be assigned a new TDCO No.
