Description: Proposed land split

Site Engineering comments are as follows:

1. This proposed land split lies within boundary of a FEMA AE Floodplain, Wilson Av Wash. This requires a tentative/final plat process to complete the land division.
2. In order to divide the land as proposed, the requirements set forth in Tucson City Code Ch 26, Sec 26-8, must be met. This includes but is not limited to the existence of Building Sites: Land which contains area within a floodplain shall not be divided or platted for residential occupancy or building sites unless each lot contains a building site, either natural or manmade, which is not subject to flood-related erosion or to flooding by the base flood, provides all weather access to the building pad, and is certified for compaction of fill for pad by an engineer. Review the section of City Code found at the provided hyperlink and reach out to the email below prior to your next submittal.
3. Additional comments may be forthcoming depending on the content of files submitted for subsequent review cycles.

COMMENTS: Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.

1. COMMENT: As defined in A.R.S. §9-463(3), a "land split" is the division of improved or unimproved land for the purpose of sale or lease, which is not defined as a subdivision, whose area is two and one-half acres or less in size, into two tracts or parcels if previously platted, or, three tracks or parcels of land or less if not previously platted.

The proposed land division is not eligible for a simple lot split application because the parcel was previously platted and subdivided. Please submit a new application for a Final Plat, meeting the requirements of AM 2-07.

Proposed Split will maintain Minimum access lane width for Flag lot noting that 10' Min Driveway width is required and 4' pedestrian Circulation connection to ROW will be required.
Refer to COT Policy Chapter 25 for DTM Driveway requirements for Residential placement - Sections 25-38 -
Note that proposed Split with current Driveway placements will need to meet a Shared Driveway with Max width of 30' combined. Driveway will be required to Meet PAG 206 standard Detail.
Based on future scope of Parcel usage DTM will required Sidewalk meeting PAG 200 Standard detail to be place along frontage of Parcel or Parcels.
This is a Preliminary review and more in-depth and project specific review will be performed at the time of ROW and DP submission
TW New Development Review Fast REVIEW COMPLETED Tucson Water has no objection to the proposed land division. The proposed 15-foot-wide access and utility area provides the minimum frontage required for the future water meter. The potential water main available for connection is the existing 6-inch CA water main, WO 2106, located along East Blackledge Drive. Once the land division has been recorded, please contact Tucson Water New Services to coordinate the new water service and meter installation.
