There are existing TEP facilities and easements within the boundaries of the plat. Attached are the TEP easements located within the property. Any costs for relocation or removal of existing facilities will be the responsibility of the developer. Please call the New Construction Department at 520-918-8300 to apply for service for new development. Submit a final set of approved plans including electrical load and offsite improvement plans to determine how TEP will serve this development. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require compliance with the 2018 IRC. Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site. 2-07.5.0 CONTENT REQUIREMENTS 2-07.5.1 General 1. 2-07.5.1.A.2 – The section corner label, 32, is not correct and should be 23. 2. 2-07.5.1.H - The subdivision case number, TD-DIV-0725-00077, assigned to this plat must be placed in the lower right corner of the plat next to the title block on all sheets. Supplemental Plan Comments. 3. The “20’ SET BACK” shown on lots 3 & 4 along the south end of lots 1 & 2 is not correct and should be 6’. The only location that a 20’ setback is required for lots 3 & 4 is at the north end of the 15’ wide portion of the parcel. 4.
