SECTION 2-08.0.0: LAND SPLIT

2-08.3.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-08.3.2 – Provide a drawing of the proposed parcels that includes the distance and bearings.

2. COMMENT: 2-08.3.3 – Documentation of the land division history of the parcel. Documentation may consist of Assessor’s maps and records, deeds, title history search, or any other information that would credibly show the number of land divisions that have occurred from the original parcel from the date of annexation or recordation of a plat. The property information available at the Pima County Assessor’s Office establishing existing land split dates is acceptable.

3. COMMENT: 2-08.3.7 – Provide meets and bounds legal descriptions for the proposed parcels.

2-08.5.0 CONTENT REQUIREMENTS

The drawing showing the proposed land split shall include the following:

6. COMMENT: 2-08.5.C – The rights-of-way adjacent to or within the property, including streets and easements. The streets and easements must be labeled, dimensioned and purpose listed.

7. COMMENT: 2-08.5.E – The locations and dimensions of any existing structures and buildings.

8. COMMENT: 2-08.5.F – The setbacks of existing buildings and structures from existing and proposed property lines

9. COMMENT: 2-08.5.G – The land area of each proposed lot in square feet or acreage. If the property is developed, additional information, such as but not limited to FAR, lot coverage, vehicle and bicycle parking, may be needed

1. The Condition of Title Report indicates that a utility easement created by Docket 988, Page 31 lies on the property. If this utility easement still exists, it must be shown on all drawings submitted for this land split. If it has been released, provide documentation of its release.
