COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. SECTION 2-08.0.0: LAND SPLIT 2-08.3.0 APPLICATION SUBMITTAL REQUIREMENTS 1. This comment was not addressed. Provide a 20 year history from the Assessor’s Office. COMMENT: 2-08.3.3 – Documentation of the land division history of the parcel. Documentation may consist of Assessor’s maps and records, deeds, title history search, or any other information that would credibly show the number of land divisions that have occurred from the original parcel from the date of annexation or recordation of a plat. The property information available at the Pima County Assessor’s Office establishing existing land split dates is acceptable. 2. COMMENT: 2-08.3.7 – Both legal descriptions have a typo in the second paragraph, second line “TEH” that should be THE. 3. COMMENT: 2-08.3.7 – The legal descriptions for Lot 1 has a bearing discrepancy from the plan. The second line after the point of beginning states 89 27 43 and the plan shows 59 58 43. 2-08.5.0 CONTENT REQUIREMENTS The drawing showing the proposed land split shall include the following: 4. This comment was not addressed. COMMENT: 2-08.5.E – The locations and dimensions of any existing structures and buildings. 5. This comment was not addressed. COMMENT: 2-08.5.F – The setbacks of existing buildings and structures from existing and proposed property lines 6. This comment was not addressed. COMMENT: 2-08.5.G – Provide a supplemental residential plot plan for both parcels that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. 7. Based on the aerial photo provided it appears that the proposed land split will create a residential parcel, lot 2, with accessory structures but no principal residence. Per UDC Article 6.6.2.B this is not allowed. Based on other aerial photos there appears to be a mobile home located near the west end of lot 2. Clarify if this is a primary residence on lot 2. | TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0724-00065 - Land Division_Lot Split v3 – 2730 S THRASHER AV Tucson Water has the following comments about the proposed Land Split / Lot Split: 1. The revised lot plot plan shows what appears to be a water meter symbol on the proposed lot line between proposed Lot 1 and proposed Lot 2 near a leach field. This is an unacceptable location for a water meter. Each of the proposed lots must have its own water meter in a location acceptable under Tucson Water Remote Meter Policy, Show the water meter for proposed Lot 2 in that lot’s frontage onto Thasher Avenue, where an existing 6” cement asbestos water main is located. 2. A revised site plan and a comment response letter are required for resubmittal.
