SECTION 2-08.0.0: LAND SPLIT

2-08.2.0 CONTENT REQUIREMENTS
1. COMMENT: 2-08.2.0 – Based on the existing legal description of this parcel “PTN E190.07' W325' N450' NE4 SW4 NW4 2 AC SCID 2 AC SEC 26-14-13” and the number of parcels already created from the original parcel, the existing parcel was split off of another parcel. The proposed land splits exceeds the number of allowed splits for a property whose boundaries are not fixed by a recorded plat which is divided into four or more lots, tracts, or parcels of land, see UDC Article 11.4.20 definition of a Subdivision, A. A minor subdivision meeting AM 2-07 is required to be submitted and approved.

TW New Development Review REQUIRES RESUBMIT TD-DIV-0724-00062 - Land Division_Land Split_Lot Split v1 – 2934 S COTTONWOOD LN

Tucson Water has the following comments about the proposed Land Split / Lot Split:

1. The .pdf file named survey cottonwood_v1 contains all of the following:
a) The legal description of proposed Parcel 1.
b) The legal description of proposed Parcel 2.
c) A drawing of the proposed land split.
d) A drawing showing the existing improvements on the parent parcel.

Please re-submit each of these as SEPARATE documents.

2. Both of the drawings indicate they were drawn at a scale of 1” = 40’ but are only 8 ½ x 11” in size. Section 2-08.4.0 FORMAT REQUIREMENTS of the City’s Uniform Development Code Administrative Manual requires the drawings be drawn using a scale of no less than 1”= 20’ and the drawing must be 11” x 17” or larger. Revise the drawing as necessary to meet these format requirements.

3. The drawing of the proposed land split (as well as the drawing showing the existing improvements on the parent parcel) must show the 25.00’ and 30’ Ingress/Egress and Utility Easements granted by DKT 11451, PG 1243.

4. Submit a copy of the document recorded at DKT 11451, PG 1243 to comply with Item 3.4 of Section 2-08.3.0 CONTENT REQUIREMENTS of the City’s Uniform Development Code Administrative Manual which requires the submittal of a copy of any easement agreement or other legal document which permits shared vehicle use areas and/or easements.

5. Submit documentation of the land division history of the parent parcel as required by item 3.3 of Section 2-08.3.0 APPLICATION SUBMITTAL REQUIREMENTS the City’s Uniform Development Code Administrative Manual. The Parcel Genealogy from the Pima County Assessor’s website is recommended.

6. The drawing showing the existing improvements on the parent parcel must show the existing water mains within the the 25.00’ and 30’ Ingress/Egress and Utility Easements granted by DKT 11451, PG 1243 that cross the parent parcel. See Tucson Water’s NW261413 Valve Map and the “as-builts” of Tucson Water Plan Numbers 056-1974 and the 25.00’ and 30’ Ingress/Egress and Utility Easements granted by DKT 11451, PG 1243.

7. The drawing showing the existing improvements on the parent parcel must also show the existing water meter for the existing building and the existing private water service line between the water meter and the building.
