2-08.2.0 CONTENT REQUIREMENTS
1. This comment was not addressed. COMMENT: 2-08.2.0 – Based on the existing legal description of this parcel “PTN E190.07' W325' N450' NE4 SW4 NW4 2 AC SCID 2 AC SEC 26-14-13” and the number of parcels already created from the original parcel, the existing parcel was split off of another parcel. The proposed land splits exceeds the number of allowed splits for a property whose boundaries are not fixed by a recorded plat which is divided into four or more lots, tracts, or parcels of land, see UDC Article 11.4.20 definition of a Subdivision, A. A minor subdivision meeting AM 2-07 is required to be submitted and approved.

Please resubmit revised drawings along with a detailed response letter, which clearly states how all of the following comments have been addressed:

1. Please submit a request to withdraw the TD-DIV-0724-00062 Land Split/Lot Splity plan application. Per the Zoning Reviewer’s 07/30/2024 comments, this land division cannot be processed as a land split, and this land division will require a minor subdivision meeting Administrative Manual 2-07. DO NOT MAKE YOUR RESUBMITTAL UNDER THIS TDCO NUMBER.

2. Please review the requirements of Administrative Manual 2-07, revise your documents and prepare new documents as necessary, and submit an application for a minor subdivision. This will generate a new TDCO number with the proper work class.

3. Copies of the documents that created the 25.00’ and 30’ Ingress/Egress and Utility Easements on this parcel must be submitted with the final plat for the minor subdivision, so that we may verify they were shown properly.
