This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 8.3.1. LAND SPLIT 1. Please clarify status of parcel 11301558B. Review can not occur without clarification. 2. Remove the aerial imagery from the Record of Survey. Please provide a new sheet with the supplemental site plan. 3. Remove the first two sheets of the plan set. Please submit them separately as supplemental documents. | TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0723-00088 - Land Division_Land Split_Lot Split v2 – 1802 E ALLEN RD 1. A resubmittal is required to address these comments. 2. The Commitment for Title Insurance shows no existing drainage easement on the parent parcel, but in your comment response letter you state, “There’s drainage by the corner of the northeast by the alley.” That is where one would presume that the 13’ drainage easement on the east side of the Rancho Reposo subdivision would discharge. The arial photo in your submittal also shows an area in the northeast corner of the parent parcel where ponding may have occurred in the past. For these reasons, I suspect that there may be a need for drainage easement across proposed Lots 1-3. But, as the possible need for a new drainage easement is not a Tucson Water issue, I have referred this concern to the Site Engineering reviewer for resolution. I will abide by whatever decision he or she makes regarding this matter. 3. My second comment regarding the 1st submittal has not been adequately addressed, and is reproduced below for your convenience: “The existing water meter for the existing building on Lot 1 is in Lot’s 3 frontage, and the existing private water line to the existing building lies partially on Lot 3 and possibly partially on Lot 2 as well. Tucson Water’s Remote Meter Policy prohibits the private water service line for one lot being run across another lot. To comply with Tucson Water’s Remote Meter Policy, the existing building on Lot 1 must be served by a new water meter located in Lot 1’s frontage, and a new private water service line that lies only on Lot 1. The existing water meter in Lot 3’s frontage may be preserved in place and used to serve any new buildings on Lot 3. “ To properly address this comment, you will need to submit a supplemental Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf This supplemental plot plan must show the location of the existing water meter and the private water service line from the water meter to the existing building on Lot 1. It will also need to show that: a) The existing private water service line from the existing water meter to the existing building will be abandoned. b) A new water meter will be installed in Lot 1’s frontage onto Allen Road to serve Lot 1. c) A new private water line will be installed from the new water meter to the existing building and that new private water line lies only on Lot 1. 4. Your proposed lot layout was attached to the copy of the Rancho Reposo final plat, and that created confusion for some reviewers during this review. To avoid future confusion during the next review, please submit your proposed lot layout and the required supplemental plot plan as separate documents. 5.
