This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 8.3.1. LAND SPLIT A. Purpose According to A.R.S. §9-463.01(T), the City may regulate a land split as defined in Section 11.4.13 within its jurisdictional limits. The state law gives the City authority to determine the division lines, area, and shapes of the parcels. Neither a tentative plat nor a final plat is required but the resulting tracts or parcels shall conform to applicable zoning requirements and other government codes and ordinances. The purpose of this section is to establish a review process for land splits. This review: 1. Assures that newly created tracts or parcels are of sufficient size to be developed and meet the requirements of applicable zoning classification; 2. Assures that the newly created tracts or parcels have locations for building pads that are protected from flood and erosion hazards as defined in the Floodplain Ordinance (Tucson Code Chapter 26) and Standards Manual for Drainage Design and Floodplain Management in Tucson, Arizona; and, 3. Assures that all tracts or parcels resulting from a land split shall have adequate access as specified by Section 7.8, Access, of the UDC , Sections 7-01.0.0, Pedestrian Access, and 10-01.0.0, Street Technical Standard, of the Technical Standards Manual and City of Tucson Drainage Manuals. B. Applicability A proposed land split shall be submitted to PDSD for review and approval as provided in this section. C. Pre-application Conference Recommended A pre-application conference is encouraged, but not required. D. Application Required Submittal of an application to the PDSD is required in order to process the request. The application must be in accordance with Section 2-08.0.0, Land Split Applications, of the Administrative Manual. Applications are reviewed for completeness in accordance with Section 3.2.3, Application Requirements. E. Review 2-08.5.0 CONTENT REQUIREMENTS The drawing showing the proposed land split shall include the following: Remove the arial from the survey, Clarify if parcel 11301558B will be part of the land split application if so a minor subdivision will be required additional comment may be forth coming. C. The rights-of-way adjacent to or within the property, including streets and easements. The streets and easements must be labeled, dimensioned and purpose listed; COMMENT: Provide the information noted by the standard above, Easements must be labeled. E. | TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0723-00088 - Land Division_Land Split_Lot Split v1 – 1802 E ALLEN RD 1. Tucson Water’s records indicate that there may be a drainage easement on the parent parcel (and Lot 3) that is not shown on the record of survey. And, the final plat for the subdivision to the south (Rancho Reposo, Lots 1-18 and Common Areas “A” and “B”, Book 56, Page 098, M& ) shows a 13’ drainage easement that will drain onto Lot 1 and Lot 3, which reinforces the idea that there may be a drainage easement on the parent parcel. All existing easements must be shown on the proposed lot split drawings. Please submit a Title Report or Commitment for Title Insurance for the parent parcel with your next submittal that will show what easements, if any, are present on the parent parcel. 2. The existing water meter for the existing building on Lot 1 is in Lot’s 3 frontage, and the existing private water line to the existing building lies partially on Lot 3 and possibly partially on Lot 2 as well. Tucson Water’s Remote Meter Policy prohibits the private water service line for one lot being run across another lot. To comply with Tucson Water’s Remote Meter Policy, the existing building on Lot 1 must be served by a new water meter located in Lot 1’s frontage, and a new private water service line that lies only on Lot 1. The existing water meter in Lot 3’s frontage may be preserved in place and used to serve any new buildings on Lot 3. 3.
