| New Services/JOC | REQUIRES RESUBMIT | TD-DIV-0723-00081 - Land Division_Subdivison v3 – 2090 S SYLVESTER DR Sylvester Drive Estates, Lots 1-2 Final Plat 3rd Review – 05/10/2024 Tucson Water has the following comments regarding the Final Plat: 1. Final Plat, Main Drawing: The point on the San Juan Trail centerline identified as the W COR SEC22 OF T14s, R13E is the West ¼ Corner of Section 22. Revise accordingly. 2. Final Plat: General Note 5: This General Note indicates the Basis of Bearing is the centerline of San Juan Trail starting at the SW Corner of Section 22, T14S, R13E. That is not correct. The ALTA Survey recorded at Book 8, Page 058 referenced in this General Note indicates it is the West ¼ Corner of Section 22. Revise accordingly. 3. Final Plat, General Note 5: This General indicates the Basis of Bearing has a bearing of S89°48’08”E. The ALTA Survey recorded at Book 8, Page 058 indicates it is S89°48’00”E. 4. Final Plat, Main Drawing: The property line data for the very short property lines must not be shown using the same type of keynotes used to identify other subdivisions in the location map. This submittal of the final plat shows two items identified by the keynote consisting of the numeral 1 inside a circle: the Enchanted Hill subdivision, and a short property line. Use a different type of keynote to identify the short property lines. Tucson Water has the following comments regarding the Site Plan: 5. Site Plan: Tucson Water’s records show that existing Units 1 & 2 buildings on Parcel 2 are occupied by two different tenants, and each unit has an existing water meter. The submitted site plan shows only one existing water meter. Show both existing water meters and the existing private water service lines to existing Units 1 & 2 buildings on Parcel 2. Also, show the water meter and private service line to the proposed building on Parcel 1. 6. Site Plan: The site plan will need to show how this project will comply with Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009, before Tucson Water can approve the final plat. A copy of this policy may be obtained by sending an e-mail request for this policy to me at the e-mail address in my signature block. 7. Any questions, comments or concerns about these comments may be directed to: Tim Rowe, P.E., Civil Engineer Tucson Water, New Development Section 201 N. Stone Avenue, #2-220 P.O. Box 27210 |

| Site Engineering | REQUIRES RESUBMIT | 1. Previous comments not addressed - Basis of Bearing is still not correct. The plat has both SW Cor. Sec 22 and W Cor. Sec 22 - both of which are wrong as the FND BCSM located in the centerline of W San Juan Trail as shown on the plat is not on a corner of section 22 but rather on the quarter corners (SW and NW). Also, in the basis of bearing statement the other monument the FND ACP should be called out to be at the intersection of the two centerlines (W San Juan Tr and S Sylvester Dr). 2. Professional Registration number 23255 is not correct for John D. Reyes RLS in the Certificate of Survey signature block. Stephen Blood (520) 837-4958 Stephen.blood@tucsonaz.gov |
