To whom this may concern,
Thank you for the opportunity to comment on TD-DIV-0723-00081, 2nd submittal, the development plan for a final plat of a single family residential subdivision at 2090 S Sylvester Dr.
This development is located in the N.E. quarter of the S.W. quarter of Section 22, Township 15S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number 118-06-049D, covers approximately 0.4844 ± acres, and is zoned as Residence Zone 1 (R-1). The nearest major roadway intersection is West San Juan Trail and South Sylvester Drive, approximately 700 feet to the north of the subject development.
This site does lie within FAA traffic pattern airspace and FAA Part 77 airspace.
The Tucson Airport is requiring a resubmit of this project. These conditions must be included in the development plan document and shall be identified in the general notes section of all future plans submitted to the City of Tucson for review.
Conditions of approval:
1. “According to the Federal Aviation Administration (FAA) Notice Criteria Tool, no Notice Criteria are exceeded. Applicants are therefore not required to file FAA Form 7460. However, if the use of cranes is anticipated during development and construction activities, the applicant must file FAA Form 7460 at least 45 days in advance of such use, to provide the applicant with sufficient time to respond to any concerns identified by the FAA. Please file Form 7460 at https://oeaaa.faa.gov/oeaaa/external/portal.jsp.”

Tucson Water’s comments regarding the Final Plat:

1. The point on the San Juan Trail centerline identified on this submittal of the final plat as SWC of Section 22, T14s, R13E is the west quarter corner of Section 22. Revise accordingly.

2. Per section 2-07.5.3.A of the UDC Administrative Manual, the Certification of Survey must be signed by a registered land surveyor. The Arizona Board of Technical Registration’s website does not indicate that James Reyes, P.E. is also an R.L.S.

3. Most of Tucson Water’s 08/23/2023 review comments regarding the final plat were not adequately addressed. Those that were not adequately addressed have been reproduced below:

4. Show the type of survey monument and any identifying markings on the survey monument at both of the following locations:
a. The west quarter corner of Section 22.
b. The intersection of the centerlines of Sylvester Drive and W. San Juan Trail. (This submittal shows a found 5/8” I.P. monument at this intersection. Such monuments are typically not used at street intersections. And PimaMaps survey shows there is a Geodectic Control Point at this intersection that is not a 5/8” I.P. monument.)

5. Show the centerlines of Sylvester Drive and W. San Juan Trail using the standard linetype for centerlines.

6. Show the half and full right of way widths of Sylvester Drive.

7. Show a to be set 5/8” I.P. monument at each property corner of Lot 2.

8. Revise the label on the east side of Lot 2 to indicate it INCLUDES A 7.5’ WATER EASEMENT @ BK 4631, PG 144.

9. The property line data for the very short property lines must not be shown using the same type of keynotes used to identify other subdivisions in the location map. This submittal of the final plat shows two items identified by the keynote consisting of the numeral 1 inside a circle: the Enchanted Hill subdivision, and a short property line. Use a different type of keynote to identify the short property lines.

10. The major drawing title at the top of the page (Sylvester Street Estates) does not match the subdivision name shown in the lower right corner of the sheet (King Estates). Revise as necessary for consistency.

Tucson Water’s comments regarding the Site Plan:

11. Show the existing water meters and the existing water service lines for existing Units 1 & 2 buildings on Parcel 2.

12. Show the proposed locations of the water meter and water service line for the proposed building on Parcel 1.

13. Any questions, comments or concerns about these comments may be directed to:

Site Engineering REQUIRES RESUBMIT 1. The basis of bearing is off, and is referencing the SW corner of section 22 but the ties are not going to the SW corner. Revise as needed.
2. The certificate of survey needs to be prepared and sealed by a RLS not a PE. Revise as needed.
