SECTION 2-08.0.0: LAND SPLIT

2-08.2.0 CONTENT REQUIREMENTS

1. COMMENT: 2-08.5.E – Per UDC Article 6.6.2.b An accessory building shall be built only on a lot occupied by a principal building or use. That said, the sheds shown on Parcel 1 will need to be removed prior to approval of this plan. Show the shed to be removed from site or show it to be relocated to parcel 2. If relocated the sheds shall meet all applicable perimeter yard setbacks.

2. COMMENT: 2-08.5.F – Provide perimeter yard setbacks from the existing house to the west property line of proposed parcel 2. As perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, UDC Article 6.4.5.B & Figure 6.4.5-A, provide wall heights on the plan.

3. COMMENT: 2-08.5.G – Provide a lot coverage calculation for Parcel 2 that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf,
