2-07.1.0 APPLICABILITY
Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.”
A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.
2-07.5.0 CONTENT REQUIREMENTS
2-07.5.1 General
1. 2-07.5.1.A.3 – Label all subdivisions within the location map.

2. 2-07.5.1.E.3 – As this final plat is a resubdivision of a previously recorded plat, indicate the title and the book and page/sequence number reference of the existing subdivision.

Thank you for the opportunity to comment on TD-DIV-0625-00070, 1
st Submittal, a development
plan for five new lots for future residential uses at 302 East Corona Road. This development is
located in the S.E. quarter of the S.E. quarter of Section 13, Township 15S, Range 13E, of the
Gila and Salt River Meridian. The development site occupies parcel number 138-17-032A,
covers approximately 1 ± acres, and is zoned as Residence Zone 2 (R-2). The nearest major
roadway intersection is East Corona Road and South Geronimo Avenue, approximately 50 feet
to the northwest of the subject development.
This site does lie within the Tucson International Airport avigation easement requirements and
public disclosure area, FAA traffic pattern airspace, FAA Part 77 airspace, City of Tucson
Airport Environs Overlay Zone – Height Overlay Zone, and City of Tucson Airport Environs
Overlay Zone – Hazard District.
The Tucson Airport Authority approves the proposed project and has no additional comments to
provide.

Tucson Electric Power Company (TEP) has reviewed and cannot approve the
development plan submitted 6/27/2025. There are no existing facilities within the
development. There are no apparent conflicts at this time.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
have any easement questions, please contact our Land Resources Department,
