| Residential Building Standard | REQUIRES RESUBMIT | Show the distance between the proposed property line and the closest edge of the covered porch on the site plan. Fire Separation Distance: a roof projection may not be closer than 2 feet from a neighboring property line, Table R302.1(1). A roof projection extending between 2 and 3 feet from the line requires 1-hour fire rated material on the underside. This is for slowing the spread of fire to the neighboring property. A roof structure may require a 1-hour rated barrier wall when placed within the FSD near a property line. | |||
| Site Engineering Standard | REQUIRES RESUBMIT | 1. The description in the title block is missing the reference to lot 23 of Hiram Banks and should read "Being a Resubdivision of a portion of lot 23 of Hiram Banks Acres as recorded in book 6, page 93 of maps and plats,... 2. The Dedication is missing see Admin Manual section 2-07.5.3.B Stephen Blood (520) 837-4958 Stephen.blood@tucsonaz.gov |

| Site Zoning Standard | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Sylvester Street Estates Lots 1 - 2 Development Package (1st Review) TD-DIV-0625-00067 TRANSMITTAL DATE: August 1, 2025 DUE DATE: August 4, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 2-07.1.0 APPLICABILITY Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site. 2-07.5.0 CONTENT REQUIREMENTS 2-07.5.1 General 1. Comment: 2-07.5.1.H - The subdivision case number, TD-DIV-0625-00068, assigned to this plat must be placed in the lower right corner of the plat next to the title block on all sheets. Additional comments on the supplemental plot plan: 2. Comment: - Remove all reference to future development on lot 1 from the plan. 3. Comment: - Provide a setback dimension from the post supporting the covered porch shown on Lot 2 to the proposed property line and provide a height based on a measurement from design grade to the top of beam supporting the roof structure, UDC Article 6.4.5.B.2. It does not appear that the porch will meed the minimum six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). A Design Development Option may be required. 4. Comment: - The lot coverage does not appear to be correct. You show a vehicle use area of 2,478 but based on what is shown on the plan the vehicle use area is smaller than the existing dwelling. 5. Comment: - Based on aerial photo’s there appears to be some type of fireplace/outdoor kitchen just to the northeast of the covered porch. This fireplace/outdoor kitchen appears to encroach into parcel 1. Clearly show the fireplace/outdoor kitchen on the plan. Some type of easement may be required. 6. If you have any questions about this transmittal, please contact Zone1.desk@tucsonaz.gov. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: A revised development package as well as a comment response letter. To resubmit, visit the Tucson Development Center Online at https://tdc-online.tucsonaz.gov/#/home. The instructions for resubmittal can be found at https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/tdc-faq/new-pdfs/revisions-and-resubmittals.pdf. |

| External Reviewers - Pima County Assessor Standard | REVIEW COMPLETED | Office of the Pima County Assessor 240 N STONE AVENUE Tucson, Arizona 85701 SUZANNE DROUBIE ASSESSOR TO: CDRC Office Subdivision Review City of Tucson (FAX# 791-5559) FROM: Jayden Fenske GIS Cartographer Pima County Assessor’s Office Jayden.Fenske@pima.gov 520-724-7414 DATE: 7/31/2025 RE: Assessor’s Review and Comments Regarding: TD-DIV 0625- 00067 SYLVESTER STREET ESTATES * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * X Plat meets Assessor’s Office requirements. _______ Plat does not meet Assessor’s Office requirements. COMMENTS: See below for the full list of generalized requirements the Assessor’s Office review for, with items in this plat needing improvement in bold and the sub bullet points. • The title block must be in the lower right-hand corner. It must have the number of lots or units or blocks, or any combination of these. It must have the common areas listed, if there are any. It must have the section, township, and range, and if it is a resubdivision, it must mention the plat name and the map and plat. • The location map must be in the upper right-hand corner and must have the section, township, and range. The project area should be outlined or have an arrow pointing to it. • General notes must include the gross area of the subdivision, the number of lots, the number of miles of new road (public or private), even if the number is 0, and the basis of bearing. • There must be a section tie, with a bearing and dimension from the section corner or quarter corner to the point of tie on the subdivision. • The perimeter line must be solid and the heaviest line weight on the plat. The lot lines and common area lines must be solid and the next heaviest. Lines for erosion setbacks, floodplain lines, etc., should be the lightest line weight and be dashed or dot-dashed. • There must be approximate dimensions for the perimeter and all lot lines and all common areas. • All lots must be numbered and have square footage. If the area is too small, a table to the side can be used for the square footage. • All hatching, stippling, striping, etc., must be removed in the final plat, unless another agency requires it. If so, all lettering must have the hatching, etc., cut away so it is legible. • All streets must be named (sometimes they aren’t in the tentative) in the final plat, and have dimensions, bearings, and curve data. • All adjacent subdivisions should be named, with map and plat in the appropriate areas around the subdivision. • Name listed on the dedication line matches with owner according to Assessor records. a. For reference, our records show that property ownership of parcel 118-06-061A is held under “MANUEL GENARO MARQUEZ & HERLINDA MARQUEZ-MORALES” whereas the name listed on the certification of title section of this plat is “MANUEL HERNANDEZ MARQUEZ & HERLINDA MARQUEZ-MORALES”. Upon recordation, these names must match or we may be unable to process the plat. NOTE: THE ASSESSOR’S CURRENT INVOLVEMENT IN PROCESSING ITS MANUAL MAPS TO DIGITAL FORMAT IS EXPEDITED GREATLY BY EXCHANGE OF DIGITAL DATA. IN THE COURSE OF RECORDING THIS SUBDIVISION YOUR ASSISTANCE IN PROVIDING THIS OFFICE WITH AN AUTOCAD COPY WOULD BE GREATLY APPRECIATED. THANK YOU FOR ANY DIGITAL DATA PREVIOUSLY SUBMITTED. |

| New Services/JOC Standard | REVIEW COMPLETED | Tucson Water has no objections to the proposed lot split at 2003 S. Sylvester Drive. The resulting two lots will each have frontage along south Sylvester Drive within which is located an existing 6" water main. 2003 S. Sylvester Drive is currently being served by Tucson Water. Just a heads-up; there appears to be a remote water meter on this subject parcel which serves 1747 W. San Juan Trail to the east. Thus, the private service line from said remote meter runs through the southern part of this parcel. This remote meter was installed in 1973 which pre-dates the Tucson Water Remote Meter Policy which took effect in 2009 and is thus "grandfathered in." Tucson Water does not take away established water service. | |||
