1. COMMENT: 2-08.5.G – Provide a supplemental residential plot plan for both parcels that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. Lot coverage calculation that meets the UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
b. Provide perimeter yard setbacks from the existing structures to the proposed lot lines.

TW New Development Review REQUIRES RESUBMIT TD-DIV-0624-00057 - Land Division_Land Split_Lot Split v1 – 5749 S SOUTHLAND BL

Tucson Water has the following comments about the proposed Land Split / Lot Split.

1. Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 requires each lot to have its own water meter. It also prohibits the private water line from a water meter to a building on one lot from lying on, or crossing, any other lot.

2. The existing water meter for the existing building on the west parcel appears to be within the 15’ frontage of the east parcel onto Southland Blvd, where the water main is located. If that is the case, this existing water meter may serve only the east parcel, and a new water meter will need to be obtained for the west parcel.

3. The Zoning Reviewer has required a supplemental residential plot plan be submitted for both parcels that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. The supplemental residential plot plan must accurately show the location of the existing water meter and it’s distance from the southwest corner of the parent parcel.

4. If the existing water meter is within the 15’ frontage of the east parcel onto Southland Blvd., the supplemental residential plot plan must show both of the following:
a. That a new water meter will be obtained and located within the 64.03’ feet of the west parcel’s frontage onto Southland Blvd., to serve the existing building on the west parcel.
b. And, the existing water meter will be used to serve the east parcel.

5. If the existing water meter is within the 64.03’ feet of the west parcel’s frontage onto Southland Blvd, the supplemental residential plot plan must show a new water meter within the 15’ frontage of the east parcel onto Southland Blvd.

6. Please note that Tucson Water’s design standards require that all water meters be located at least 5’ away from other utilities and 10 feet away from any electrical transformer or pedestal. The supplemental residential plot plan must also demonstrate compliance with these standards.

7. Tucson Water’s design standards also require all water meters to be located a minimum of 30” away from property corners. If the existing water meter is within 30” of a property corner, Tucson Water may require that it be relocated.

8. A resubmittal including the required supplemental residential plot plan is required.
