Tucson Electric Power Company (TEP) has reviewed and cannot approve the
development plan submitted 9/5/2024. There are existing facilities within the
development; however not all faciliites are depicted. Underground secondary cables, a
secondary milbank, and a subsurface pedestal are not depicted on the submitted plans.
Further, to ensure public and employee safety please revise easements 1,2 and 6 of the
final plat to meet current SR-108 Standards. Current Standards require a minimum of
10x10 for pedestals and a 10’ clearance for an operating work area.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you

3. Minor Subdivision Plans_v2.pdf file: The legend indicates the water meter boxes shown on this drawing may or may not contain a water meter. To verify this project complies with the requirements of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009, additional information is required about the location of the existing water meters that serve the existing houses within this project. Please check each water meter box within this projects frontage to 24th Street and Park Avenue for water meters, and show the water meter number found at each water meter box on this drawing.

4. Minor Subdivision Plans_v2.pdf file: Tucson Water’s records indicate the water meter for the existing house with the 828 E 24th Street address on New Lot #1 is in New Lot #2’s frontage onto 24th Street, where two water mains are located. Tucson Water’s Remote Meter Policy requires that the water meter serving the building on this lot be in this lot’s frontage onto 24th Street, and that it be connected to the existing 6” water main on the north side of 24th Street constructed under Work Order 3331. Revise this drawing to show this new water meter, and water service line to the water main. Also, show and describe the symbol for the new water meter in the legend.

Note: The water main on the south side of 24th Street in New Lot #1’s 24th Street frontage is a 78” water transmission main constructed under Plan Number 177-1987, and no water meters will be allowed to connect to this water transmission main.

5. Minor Subdivision Plans_v2.pdf file: Label the size of the water mains on this drawing. See Tucson Water’s NW191414 valve map and the above referenced ‘as-built’ plans for reference. Copies of the valve map(s) and any ‘as-built’ plans referenced in these comments may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov.

Minor Subdivision Plans_v2.pdf file: Tucson Water’s records indicate the water meter for the existing house with the 1410 S Park Ave address on New Lot #4 is in the very narrow “flagpole” on the north side of APN 124160980. This drawing shows no water meter box in this location. Please check for a water meter box and water meter at this location.

7. Minor Subdivision Plans_v2.pdf file: This drawing shows no water meter box for the existing house with the 1412 S. Park Avenue address in New Lot #5’s frontage onto Park Avenue. If the water meter for this address is located in New Lot #4’s frontage onto Park Avenue, it will need to be relocated into New Lot #5’s frontage.

2-07.1.0 APPLICABILITY

A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.

For comments 3 -5 on of 3 things needs to happen; 1) Show the sheds to be removed. 2) relocated the sheds to meet the minimum 6’ perimeter yard setback. or 3) Provide a neighbors setback waiver per UDC Article 6.6.2.D. To whom this may concern,
Thank you for the opportunity to comment on TD-DIV-0624-00055, the development plan for a
minor subdivision for future residential uses at 828 East 24th Street. This development is located
in the N.W. quarter of the N.W. quarter of Section 19, Township 14S, Range 14E, of the Gila
and Salt River Meridian. The development site occupies parcel numbers 129-11-041B, 192-11-
040A, 124-16-0980 and 124-16-097A, covers approximately 0.80 ± acres, and is zoned as
Residence Zone 2 (R-2). The nearest major roadway intersection is South Park Avenue and
East 24th Street, approximately 50 feet to the northeast of the subject development.
This site does lie within the Tucson International Airport avigation easement requirements and
public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.
The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal.
Although this project does not propose a change in plan designation or zoning the Tucson
Airport Authority highly recommends the applicant add the following notes into the general notes
of the revised development plan. This project is located approximately 4.9 miles northwest of
Tucson International Airport and is within FAA traffic pattern airspace, an area which would be
subject to aircraft overflight and noise due to being in close proximity to Tucson International
Airport.
The proposed notes would provide a means of assuring that future owners and tenants of the
property are aware they are in proximity an airport and further assures the continued right of the
City of Tucson, Tucson Airport Authority, and all persons lawfully utilizing the Tucson
International Airport the right to utilize the airspace above or near the property. This would be
accomplished through the property owner recording the Avigation Easement and providing the
Airport Disclosure Statement to the new residents of all residential uses. The Tucson Airport
Authority believes the proposed note helps to support the City of Tucson Airport Environs
Overlay Zone and supports Plan Tucson – Regional and Global Positioning policy 4 (RG-4).
1. "That prior to the City's approval of the proposed development, the property owner must
record the Avigation Easement that discloses the existence and operational
characteristics of the Tucson International Airport to future owners or tenants of the
property and further conveys the right to the public to lawfully use the airspace above the
property. The Avigation Easement shall be recorded in a manner with the Pima County
recorder which shall document it as having title liability. The content of such documents
shall be according to the form and instructions provided.”
The current property owner or person authorized to sign on behalf of the current property
owner must complete, sign, and record the Avigation Easement. Please record the
Avigation Easement with the Pima County Recorder’s Office. Then send a complete
copy of the recorded easement document to Tucson Airport Authority by either email
(send to srobidoux@flytucson.com) or to the mailing address provided below.

2. Applicable to residential uses only
“The property owner/developer/applicant must provide the Airport Disclosure Statement
form, at time of sale, to the new property owners with all new unit purchases. In the
event the development of any residential uses does not involve the sale of new units but
is instead offering rental residential units to the public, the new tenant of the rental unit
must be provided a copy of the Airport Disclosure Statement form. The intent of the
Airport Disclosure Statement form is to educate and notify the new residents that they
are living near an airport. The content of such documents shall be according to the form
and instructions provided.”
The property owner (for itself or its tenants) shall forward a signed copy of the Airport
Disclosure Statement form to the Tucson Airport Authority within ten (10) days of
signature, using the Scott Robidoux mailing address provided above.
