| TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0624-00054 - Land Division_Land Split_Lot Split v1 – 1461 S CAMINO SANTIAGO TUCSON 1. The 1461 and 1481 S Camino Santiago addresses are assigned to Assessor's Parcel Number 118-05-082A. I suspect your client’s intent is to split APN 118-05-082A into Lots 1 &2, and then combine Lot 1 with the City owned parcel to the north (APN 118-05-079A) to form a new residential parcel. The Narrative and the Site Plan tend to imply this, but they do not clearly spell it out. A resubmittal of the Narrative and the Site Plan are required that address the following comments. 2. The Narrative indicates that that the prospective owner of Lot 1 intends to DIVIDE LOT 1 and then combine it (or some portion of it) with the parcel to the north. The site plan does not show any division of Lot 1, and such a division isn’t consistent with the drawings on the site plan. Please revise the narrative and/or site plan as necessary to clearly and fully describe the project. 3. A label on Sheet 1 of the Site Plan states, “PARCEL 118-05-082A TO BE PURCHASED AND COMBINED WITH BELOW LOT 1. SEE SHEET R2”. This doesn’t make sense. Should this label reference Parcel 118-05-079A instead of PARCEL 118-05-082A? 4. If my understanding of the intent of this lot split is correct, add a title to Sheet 1 of the Site Plan that reads, PROPOSED LOT SPLIT OF PARCEL 118-05-082A. 5. The LOT COMBINATION NOTE on Sheet 2 of the Site Plan reads, OWNER IN DISCUSSIONS WITH THE CITY OF TUCSON TO PURCHASE THE 118-05-082A PARCEL. AFTER THIS THE LOT SPLIT AND THE CITY’S PARCEL SHALL BE COMBINED. This also doesn’t make sense. Should this note read, OWNER IN DISCUSSIONS WITH THE CITY OF TUCSON TO PURCHASE PARCEL 118-05-079A AND COMBINE IT WITH LOT 1? 6. If my understanding of the intent of this lot split is correct, add a label to CITY PARCEL DETAIL on Sheet 2 of the Site Plan that indicates this City Parcel is PARCEL 118-05-079A. 7.
