Tucson Water has the following comment regarding the proposed subdivision plat.

1. Final Plat Sheet 3: This sheet shows features such as buildings, parking spaces, etc. that are not typically shown on a final plat. Please delete it from the final plat, OR if it shows information you wish to convey to the reviewers, submit it as a separate document.

2. Final Plat Sheet 2: The center line of Wyatt Drive and the easternmost boundary of the water easement granted by Docket 8520, Page 800 overlap in many areas, causing a solid line to be shown in those areas. Solid lines should only be used on final plats to show some kind of property line. Where the center line and the easternmost easement boundary overlap, show just the centerline.

3. Final Plat Sheet 2: Please add the Keynote 2 symbol to those portions of the water easement granted by Docket 8520, Page 800 that lie east of the centerline of Wyatt Drive.

4. Final Plat Sheet 2: The arrowhead symbols shown on the easternmost ROW line of Wyatt Drive appear to be extraneous symbols, not needed on this final plat. If so, delete them. If not, show and describe an example of these symbols in the legend and explain what they mean.

5. Final Plat Sheet 1, Dedication: If you are not granting any new easements, the 2nd & 3rd paragraphs are not necessary. If you are granting new easements show them on Sheet 2.

6. Final Plat Sheet 1, Dedication: If you are not creating any new private streets, drainageways or common areas, the 4th paragraph is not necessary. If you are creating any of these new features, show them on Sheet 2.

7. A RESUBMITTAL OF THE FOLLOWING IS REQUIRED: A revised final plat that addresses these comments and a detailed response letter.

2-07.1.0 APPLICABILITY
Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.”
A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.

2-07.5.0 CONTENT REQUIREMENTS

2-07.5.1 General

1. COMMENT: 2-07.5.1.H - The subdivision case number, TD-DIV-0624-00052, assigned to this plat must be placed in the lower right corner of the plat next to the title block on all sheets.

2. COMMENT: Remove sheet 3 from the plat set and submit as a separate sheet as this sheet will not be recorded with the plat.

Tucson Electric Power Company (TEP) has reviewed and cannot approve the development plan submitted 6/13/2024. There are existing facilities which are not depicted upon the plan and are not reflected upon the submitted plat.
Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans.
