(TEP) has reviewed and cannot approve the final plat for Oxford Plasa Lots 3A, 4A, & 7A. There are possible conflicts, including existing facilities, and verification will be needed to confirm this development will not conflict with existing facilities. In addition, current TEP facilities are not depicted in the plans. There are existing TEP facilities/easements within the boundaries of the plat. Costs for removing or relocating existing TEP facilities will be billable to the developer. Please call the New Construction Department at 520-918-8300 to apply for service for new development. Submit a final set of approved plans, including electrical load and offsite improvement plans to determine how TEP will energize this development. If easements are required for new TEP facilities, they will be obtained by separate instruments if not appropriately recorded on the final subdivision plat. The legal description in the title block should reference only those lots in the original Oxford Plaza, Lots 1-11, subdivision recorded at Book 51 Page 53 M&P, whose boundaries are changing. It should not reference any lots in the original Oxford Plaza, Lots 1-11 subdivision whose boundaries are not changing. 2. Lot 4A includes APN 134-24-434A, which is a just a portion of Lot 6 as shown on the original Oxford Plaza, Lots 1-11 final plat. The legal description in the title block should call out the recording information for the instrument that created this parcel. Note: The Pima County Assessor’s website indicates this parcel may have been created by a lot split in late 2004 or early 2005. 3. The triple chain right of way line around the area shown on the original Oxford Plaza, Lots 1-11 final plat is being obscured in places by an overlapping solid line. Remove the overlapping solid line. 4. Show both sides of Amherst Drive using the same triple chain linetype and weight. 5. Keynote 2 reads, “75’ RIGHT-OF-WAY PER BOOK 51, PAGE 53 M&P”. This 75’ is the ½ right of way width of 22nd St., and it does not appear to have been conveyed by BOOK 51, PAGE 53 M&P. Revise as necessary. Revise as necessary. 6. The centerlines of 22nd St. and Wilmot is obscured in places by other overlapping lines. Remove the overlapping lines. These centerlines should be unobstructed, like the centerline of Amherst Drive. 7. If you are going to show water easements on those parcels whose boundaries are not going to be changed, please be consistent and show the water easement on APN 134-24-4300 that was created by DKT 10130, PG 2291. 8. Keynote 5: The recording information for this water easement should reference the 1st page of the recorded easement document: PG 2302. 9. Add a Keynote 5 symbol to the existing water easement that crosses Lot 3A from north to south. 10. Be sure to show all easements on the separate site plan that shows all existing and proposed buildings. 11.
