San Luis Bl. – R-2 TD-DIV-0623-00072 Land Split (2nd Review) TRANSMITTAL DATE: July 11, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. SECTION 2-08.0.0: LAND SPLIT 2-08.2.0 CONTENT REQUIREMENTS 1. This comment was not addressed. Provide a final plat that meets the requirements of Administrative Manual 2-07. Zoning recommends that you contact a registered land surveyor. COMMENT: 2-08.2.0 – Based on the existing legal description of parcel 118-04-1340, “SENTINEL PEAK ACRES E113.11' OF LOT 9 BLK 1” and the original Morning View Subdivision the existing parcel was split off of the original lot 9 block 1 which was created via a platting process. The proposed land split exceeds the number of allowed splits for a property whose boundaries are fixed by a recorded plat, see UDC Article 11.4.20 definition of a Subdivision, C. | TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0623-00072 - Land Division_Land Split_Lot Split v2 – 1622 W SAN LUIS BL 1. The file named Office Depot Scan 06-01-2023_17-17-34-560_v1_v2, appears to be just a resubmittal of the previously submitted and reviewed file named Office Depot Scan 06-01-2023_17-17-34-560_v1. For that reason, it was not reviewed during this review. The following comments apply solely to the file named LOT + SPLIT +-2_V2. 2. The proposed location of the water meter for Lot 2 is not acceptable. It must be a minimum of 2’ inside Lot 2’s frontage onto San Luis Blvd. 3. The new proposed lot configuration appears to meet the requirements of Tucson Water’s remote meter policy, but this can’t be said with certainty at this time, as the width of the flagpole for Lot 2 has not been dimensioned on the drawing, along with the proposed frontage of Lot 1. The sum of these must equal the total frontage of this lot on San Luis Blvd. 4. Per the legal description of the property in the Warrantee Deed recorded at Seq. No. 20203041175, this property consists of “the East 113.11 feet of Lot 8 and the West 6.89 feet of Lot 9 in Block 1 of SENTINEL PEAK ACRES, a subdivision of Pima County, Arizona , according to the plat of record in the office of the County Recorder in Bo6 of Maps and Plats, Page 64.” If this is correct, this parcel has a total frontage of 120.00 feet onto San Luis Blvd. The drawing in the file named LOT + SPLIT +-2_V2 shows this parcel having only 113.11 feet of frontage onto San Luis Blvd. Please revise, or explain, as necessary. 5. Per the Sentinel Peak Acres final plat only a portion of the the existing 18’ easement created by this plat lies on the north end of this. The drawing in the file named LOT + SPLIT +-2_V2 appears to show all of this existing 18’ easement lying either 100% on this parcel, or 100% off this parcel. Please revise as necessary. 6. The drawing in the file named LOT + SPLIT +-2_V2 does not comply with standard land surveying practices. Nor does it comply with either the Format Requirements or the Content Requirements of Administrative Manual section 2-07.0.0 (https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-8971). Tucson Water strongly recommends that you hire a registered land surveyor (or other person with extensive experience preparing final plats and computer aided drafting) rather than attempting to prepare the final plat yourself. 7.
