| External Reviewers - Pima County Assessor Standard | REQUIRES RESUBMIT | Office of the Pima County Assessor 240 N STONE AVENUE Tucson, Arizona 85701 SUZANNE DROUBIE ASSESSOR TO: CDRC Office Subdivision Review City of Tucson (FAX# 791-5559) FROM: Jayden Fenske GIS Cartographer Pima County Assessor’s Office Jayden.Fenske@pima.gov 520-724-7414 DATE: 8/14/2025 RE: Assessor’s Review and Comments Regarding: TD-DIV 0525- 00063 - MISSIONDALE VIEW, LOTS 1-22 * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * Plat meets Assessor’s Office requirements. ___X___ Plat does not meet Assessor’s Office requirements. COMMENTS: See below for the full list of generalized requirements the Assessor’s Office review for, with items in this plat needing improvement in bold and the sub bullet points. • The title block must be in the lower right-hand corner. It must have the number of lots or units or blocks, or any combination of these. It must have the common areas listed, if there are any. It must have the section, township, and range, and if it is a resubdivision, it must mention the plat name and the map and plat. o The common area label for “W. Valval Lp (Private Street)” appears to be missing on the map on sheet 1, however, it is labeled as "Common Area A" on the map on sheet 2. o Bk 5 Pg 2 corresponds with “Valley View Addition” whereas the title block lists “Valley Addition”. Please review. • The location map must be in the upper right-hand corner and must have the section, township, and range. The project area should be outlined or have an arrow pointing to it. • General notes must include the gross area of the subdivision, the number of lots, the number of miles of new road (public or private), even if the number is 0, and the basis of bearing. • There must be a section tie, with a bearing and dimension from the section corner or quarter corner to the point of tie on the subdivision. o There does not appear to be a section tie with a bearing and dimension that connects to the plat. Please review. • The perimeter line must be solid and the heaviest line weight on the plat. The lot lines and common area lines must be solid and the next heaviest. Lines for erosion setbacks, floodplain lines, etc., should be the lightest line weight and be dashed or dot-dashed. • There must be approximate dimensions for the perimeter and all lot lines and all common areas. o The sum of L1, L2, L3, L4, and L5 total 383.28’, which does not match with the 435.6’ along the north perimeter line. Please review this and all lengths listed on the plat for consistency. • All lots must be numbered and have square footage. If the area is too small, a table to the side can be used for the square footage. o There does not appear to be an area listed for Common Area A. Please review. • All hatching, stippling, striping, etc., must be removed in the final plat, unless another agency requires it. If so, all lettering must have the hatching, etc., cut away so it is legible. • All streets must be named in the final plat, and have dimensions, bearings, and curve data. o Please include the dimensions, bearings and curve data for the centerline of “W. Valval Loop”. • All adjacent subdivisions should be named, with map and plat in the appropriate areas around the subdivision. • Name listed on the dedication line matches with owner according to Assessor records. a. For reference, our records show that property ownership of parcel 137-08-011A is held under “STEWART TITLE & TRUST OF TUCSON TR 3795” which matches with the name listed on the dedication line. Upon recordation, these names must match or we may be unable to process the plat. NOTE: THE ASSESSOR’S CURRENT INVOLVEMENT IN PROCESSING ITS MANUAL MAPS TO DIGITAL FORMAT IS EXPEDITED GREATLY BY EXCHANGE OF DIGITAL DATA. IN THE COURSE OF RECORDING THIS SUBDIVISION YOUR ASSISTANCE IN PROVIDING THIS OFFICE WITH AN AUTOCAD COPY WOULD BE GREATLY APPRECIATED. THANK YOU FOR ANY DIGITAL DATA PREVIOUSLY SUBMITTED. |

| External Reviewers - Tucson Airport Authority Standard | REVIEW COMPLETED | August 15, 2025 Planning and Development Services City of Tucson 201 North Stone Avenue Tucson, AZ. 85701 RE: TD-DIV-0525-00063, 1 st Submittal, Missiondale View, Lots 1-22 / 5570 S. Missiondale Rd, Tucson, AZ. 85706, Received July 24, 2025 To whom this may concern, Thank you for the opportunity to comment on TD-DIV-0525-00063, 1 st Submittal, a development plan for a new 22 lot residential development at 5570 South Missiondale Road. This development is located in the S.E. quarter of the S.W. quarter of Section 1, Township 15S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number 137-08-011A, covers approximately 4.00 ± acres, and is zoned as Residence 2 Zone (R-2). The nearest major roadway intersection is West Drexel Road and South Missiondale Road, approximately 700 feet to the south of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal of this project. Although this project does not propose a change in plan designation or zoning the Tucson Airport Authority highly recommends the applicant add the following notes into the general notes of the revised development plan. This project is located approximately 1 ¼ miles northwest of Tucson International Airport and is within FAA traffic pattern airspace, an area which would be subject to aircraft overflight and noise due to being in close proximity to Tucson International Airport. The proposed notes would provide a means of assuring that future owners and tenants of the property are aware they are in proximity an airport and further assures the continued right of the City of Tucson, Tucson Airport Authority, and all persons lawfully utilizing the Tucson International Airport the right to utilize the airspace above or near the property. This would be accomplished through the property owner recording the Avigation Easement and providing the Airport Disclosure Statement to the new residents of all residential uses. The Tucson Airport Authority believes the proposed note helps to support the City of Tucson Airport Environs Overlay Zone and supports Plan Tucson – Regional and Global Positioning policy 4 (RG-4). 1. "That prior to the City's approval of the proposed development, the property owner must record the Avigation Easement that discloses the existence and operational characteristics of the Tucson International Airport to future owners or tenants of the property and further conveys the right to the public to lawfully use the airspace above the property. The Avigation Easement shall be recorded in a manner with the Pima County recorder which shall document it as having title liability. The content of such documents shall be according to the form and instructions provided.” The current property owner or person authorized to sign on behalf of the current property owner must complete, sign, and record the Avigation Easement. Please record the Avigation Easement with the Pima County Recorder’s Office. Then send a complete copy of the recorded easement document to Tucson Airport Authority by either email (send to srobidoux@flytucson.com) or to the mailing address provided below. Scott Robidoux Manager of Planning Tucson Airport Authority 7250 South Tucson Blvd, Suite 300 Tucson, AZ 85756” 2. Applicable to residential uses only “The property owner/developer/applicant must provide the Airport Disclosure Statement form, at time of sale, to the new property owners with all new unit purchases. In the event the development of any residential uses does not involve the sale of new units but is instead offering rental residential units to the public, the new tenant of the rental unit must be provided a copy of the Airport Disclosure Statement form. The intent of the Airport Disclosure Statement form is to educate and notify the new residents that they are living near an airport. The content of such documents shall be according to the form and instructions provided.” The property owner (for itself or its tenants) shall forward a signed copy of the Airport Disclosure Statement form to the Tucson Airport Authority within ten (10) days of signature, using the Scott Robidoux mailing address provided above. Please do not hesitate to contact me if you have any questions or concerns regarding this comment letter. I can be reached by email at srobidoux@flytucson.com or by telephone at 520- 573-4811.
