None of Tucson Water’s previous comments about the proposed Land Split / Lot Split were adequately addressed. They are reproduced below for your convenience:

1. An existing 36” water transmission main was constructed in 1963 per Tucson Water Plan No. 035-1963 is located in the southeast corner of Lot 2, apparently without benefit of an appropriate easement. This may have occurred due to a misunderstanding of the Beverly Avenue right of way width adjacent to the parent parcel (APN 131010110) when this plan was drawn up and approved. See Tucson Water’s NE231414 valve map, Sheet 56 of Tucson Water Plan No. 035-1963 and City of Tucson Ordinance 2351 recorded at DKT 2005, PG 437. Copies of these documents may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov.

2. If you can find documentation that an existing appropriate easement has been been granted over this existing 36” water transmission main, please provide it with the next submittal. If such documentation cannot be found, an appropriate easement will need to be granted to the City, before Tucson Water can approve this proposed lot split.

3. There is an existing 8” water distribution main in the “C” pressure zone in Beverly Avenue that Lot 2 may connect to. This connection will need to be made near the northeast corner of Lot 2, as this existing 8”public water main in does not run the full length of Lot 2’ frontage onto Beverly Avenue. And this connection may be somewhat difficult as the existing 8” water main is located between two 36” water transmission mains in Beverly Ave.

4. No connections may be made to either of the existing two 36” water transmission mains in Beverly Avenue.

5. Show the existing public water transmission and distribution mains immediately adjacent to the parent parcel on the Record of Survey. Also, show the actual location of the existing water meter for Lot 1, and a proposed water meter connection for Lot 2 to the existing 8” water distribution main in Beverly Avenue on this document.

6. A resubmittal of the Record of Survey document and a comment response letter that indicates how the above comments were addressed are required.
