1. Tucson Water’s NE131414 valve map and GIS system shows an existing 8” public fire service line constructed in 1964 under Plan Numbers FR_27222 and BWO_39540 crossing Lot 1 from the existing 12” public water main constructed under PN 024-1962 on the south side of the Broadway Blvd right of way to the existing building on the property. The final plat does not show a new or existing easement for this existing public fire service line.
2. Please submit a narrative explaining what is to be done with that portion of the existing 8” public fire service line constructed in 1964 under Plan Numbers FR_27222 and BWO_39540 that lies within the boundaries of this proposed subdivision. Tucson Water would prefer that it be abandoned and converted into a private fire service line, and only that portion of it located within the Broadway Blvd right of retained as a public fire service. If it is to be retained as a public fire service line across Lot 1, an easement must be shown for it on the final plat. If it is to abandoned and converted into a private service line, an abandonment request must be made.
3. Copies of PN 024-1962, FR_27222 & BWO_39540 may be requested from Tucson Water by sending an email request for these plans to twmapInfo@tucsonsonaz.gov.

2-07.1.0 APPLICABILITY
Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.”
A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.

2-07.5.0 CONTENT REQUIREMENTS

2-07.5.1 General

1. COMMENT: 2-07.5.1.H - The subdivision case number, TD-DIV-0523-00067, assigned to this plat must be placed in the lower right corner of the plat next to the title block on all sheets.

2-07.5.3 Standard Paragraphs

The plat must include the following statements, as applicable. All signatures must be in permanent, black, India ink and be accompanied by a notary signature and seal.

Tucson Electric Power Co. (TEP) has reviewed and has no objection to the plat submitted on May 23rd, 2023. Costs for removing or relocating existing TEP facilities will be billable to the developer. There are existing TEP facilities within the boundaries of the plat. Costs for removing or relocating existing TEP facilities will be billable to the developer.

Please call the New Construction Department at 520-918-8300 to apply for service for new development. Submit a final set of approved plans, including electrical load and offsite improvement plans to determine how TEP will serve this development. If easements are required for new TEP facilities, they will be obtained by separate instrument.
