| Site Zoning | REQUIRES RESUBMIT | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Loran Shamis PDSD Zoning Review Section PROJECT: Dorado Country Club Estates Land Split (1st Review) TD-DIV-0523-00066 TRANSMITTAL DATE: May 15, 2023 DUE DATE: May 22, 2023 COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 1. COMMENT: Include the case number on the survey drawing - TD-DIV-0523-00066. 2. COMMENT: To process this application as a simple lot split, the lots must be consistent with the original subdivision plat information and not creating any new lot lines. Clarify the proposed property line boundary information as it does not match the original subdivision plat map - Per the original subdivision plat for Dorado Country Club Estates, Maps and Plats book 29 page 60, the division line boundary information should read “38 degrees 30 feet and 0 inches west for 140 feet”. 3. COMMENT: There appears to be an electrical easement 2’ x 2’ called out on the original and annotated subdivision map (note 19, maps and plats book 29, page 47) - clarify if this will remain. To abandon the easement, a letter of approval would be required from TEP. If you have any questions about this transmittal, Contact Loran Shamis at Loran.Shamis@tucsonaz.gov or (520)-837-2242. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised survey drawing and comment response letter. |
