Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site. Additional Comments: Tentative Plat Comments: 1. COMMENT: Provide a copy of the required supplemental site plan, tentative plat, with the next submittal. 2. Until the DDO is approved Zoning cannot approve this plat. It does not appear that the DDO was submitted correctly. Contact Georgia Pennington to ensure you submit correctly. COMMENT: Per UDC Table 6.3-4.A C-2 zone, Res Use to Nonres Zone the required perimeter yard setback is 10’ or ¾(H), (H) = Height of the proposed exterior building wall. As no wall heights were provided zoning cannot verify required perimeter yard setbacks but based on the 6.1’ setback shown from the single story to the new west property line does not meet the minimum 10’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback prior to approval of this plat.
