2-07.1.0 APPLICABILITY
Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.”
A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site.

2-07.5.0 CONTENT REQUIREMENTS
2-07.5.1 General

1. COMMENT: 2-07.5.1.E.1- State the number of lots within the title block.

2. COMMENT: 2-07.5.1.E.3 – As this plat is a resubdivision of a platted parcel state so in the title block.

2. COMMENT: Per UDC Table 6.3-4.A C-2 zone, Res Use to Nonres Zone the required perimeter yard setback is 10’ or ¾(H), (H) = Height of the proposed exterior building wall. As no wall heights were provided zoning cannot verify required perimeter yard setbacks but based on the 6.1’ setback shown from the single story to the new west property line does not meet the minimum 10’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback prior to approval of this plat. Tucson Water has the following comments about the proposed subdivision and/or final plat:

1. A resubmittal of the tentative and final plats, with a comment response letter indicating how each of the above comments have been addressed is required.

2. There is an existing 12” public water main in Prince Road that can serve this proposed subdivision.

3. Each of the proposed lots will need to have its own water meter. No sharing of water meters will be allowed.

4. Windsor Street needs to be shown on the tentative and final plats.

5. Modify the tentative plat to show how each of the existing buildings on Parcels A gnd B are served with water. All the following must be shown:
a. The location of the existing water meter(s) serving the existing buildings.
b. The routing of the private water lines from the existing water meter(s) to the existing buildings.
c. The location of any new proposed building(s)on Parcels A and B.
d. The location of any proposed new water meter(s) to serve the proposed new building(s).
e. The proposed routing of the private water lines from the proposed new water meter(s) to the proposed new buildings.

6. Please be aware that the manner in which the existing and proposed new buildings on Parcels A and B are to be served with water must meet the requirements of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009. This policy requires requires all of the following:
a. Each existing or proposed lot seeking water service must have a minimum of 15’ of real property frontage onto the usable length of an existing or future public water distribution main. Easements cannot meet this standard, as they are not real property.
b. The public water distribution main must be within a public or private street, public alley, water easement or public utility easement granted to the City of Tucson that shares a common boundary with the existing or proposed lot that is seeking water service.
c. The condition of the water distribution main must be such that it can be safely tapped to serve the existing or proposed lot(s).
d. The water meter that will serve each existing or proposed lot must be located within that lot’s minimum of 15’ of real property frontage onto the usable length of the existing or new public water distribution main.
e. The private water service line from the water meter for the existing or proposed lot to the building on the lot must not extend into or across any adjacent lots. The private water service line from the water meter to the building(s) served may not be located within a private water or private utility easement across an adjacent lot to the water main. It must be located completely within the lot to be served.
