TW New Development Review Fast REQUIRES RESUBMIT TD-DIV-0425-00047 - Land Division_Lot Split v1 – 1475 N ORACLE RD

Tucson Water has the following comments about the proposed Land Split / Lot Split:

1. Per Tucson Water’s SE021413 valve map and Tucson Water’s GIS system there is an existing 8” water main constructed per work order number WO 4608 and an existing 4” fire service constructed per work order number BWO 37767 on the larger of the two proposed parcels.

2. Tucson Water has no record of this existing 8” water main and existing 4” fire service being within a water or public utility easement. Please provide a Title Report for the parent parcel that lists all known easements on the parent property.

3. If this existing 8” water main and existing 4” fire service is not within a known water or public utility easement, such an easement will need to be granted by the owner of the parent parcel, before Tucson Water can approve this proposed lot split.
