The distance from property line to the building on the south and west are less than 10 ft which means they will have to investigate the existing exterior walls if they comply to the 1 hour rated wall that is required in the Fire Separation Distance per IBC Table 602. Otherwise, a one hour fire rating on the existing exterior walls may need to be added. Existing doors and windows may not be allowed per IBC 705.8 2.
2. The northwest corner is another issue. It is actually touching the property lines meaning, depending on the use of the building... 2 hour fire rated wall or 1 hour rated wall will be required per IBC Table 602.
