| Commercial Building | REQUIRES RESUBMIT | Show buildings on site plan as it appears one or more buildings will cross the property lines and be on two properties. | Commercial Plumbing | REQUIRES RESUBMIT | Verify how the three buildings are connected to the public sewer. If they share a common connection to the sewer, a joint sewer use agreement will be required which will address maintenance access, sharing of repair fees, and will run with the land. | New Services/JOC | REQUIRES RESUBMIT | TD-DIV-0424-00037 - Land Division_Land Split_Lot Split v2 – 2709 E GRANT RD Tucson Water’s 1st Review June 25, 2024 1. Tucson Water’s records show only two water meters serving the parent parcel, as described below: a) A 5/8” residential water meter serving 2711 E. Grant Rd. (Naviline Meter No. 15912470) and b) A 1” commercial water meter serving 2715 E. Grant Rd. (Naviline Meter No. 19220889) Please obtain a copy of Tucson Water’s SE321314 valve map to see the approximate location of these water services, by sending an e-mail request for this valve map to TW_MapInfo@tucsonaz.gov. 2. The existing residence at 2709 E. Grant Rd on Lot 1 will need its own water meter. Two separate lots may not share a single water meter. 3. Tucson Water’s records also indicate the 1” commercial water meter serving 2715 E. Grant Rd (Lot 3) is in what will become Lot 2’s frontage onto the unnamed 30’ public access on the west side of the parent parcel that contains the water main that serves this property. And the 5/8” residential water meter serving 2711 E. Grant Rd (Lot 2) may be in what will become Lot 3’s frontage onto the unnamed 30’ public access on the west side of the parent parcel. Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 requires that the water meter serving a lot be within that lot’s frontage onto the public or private street, public alley (or public utility or water easement granted to the City of Tucson) that contains the public water main that will serve that lot. This policy also prohibits the private water line from a water meter to a building on any given lot from lying on, or crossing, any other lot. Some relocation of water meters and private water lines is likely to be needed here. 4. A copy of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 may be obtained by sending an e-mail request for this policy to me at the e-mail address in my signature block. 5. As the Site Zoning reviewer has indicated, a supplemental site plan (i.e. plot plan) will be required for each of the three proposed parcels. The location of all existing and proposed water meters must be shown on these supplemental site plans to demonstrate compliance with Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009. Please note that the correct hypertext link for an example of a residential plot plan is https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example. 6.
