There are no existing facilities within the development. Please note there is a 1 phase pedestal present which may cause possible conflict depending on future project needs. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans. Please submit six (6) weeks in advance to the next available Mayor & Council meeting, November 14, 2023. Please take the following actions and upload PDF scans of items listed. Once Zoning approves folder in 'Final Plat Package' workflow (5-10 day review), then hand deliver items to 1 st floor of PDSD for us to obtain City staff's signatures: 1. Address review comments along with comment response letter. 2. Original set of executed and notarized (permanent, black ink only) Final Plat on double matte océ or photo mylar. Fill in blank for 'filed at the request of ____'. Leave Date and Time blank. 3. Title report current within the last thirty (30) days or statement from Title Company certifying the title report previously submitted is still valid. 4. Check or money order made payable to “Pima County Recorder” in the amount of: $44.00, $24.00 for the first plat sheet and $20.00 for each additional plat sheet (in other words: $20 per plat sheet plus a flat $4.00 handling fee), along with flat $30.00 fee per document for Consent to Dedicate and CC&R (if applicable). The City pays to record the Assurance Agreement. If you are unsure of the fees, please call the County Recorder’s Office at 520-740-4350. Check must be pre-printed with name and address and dated within 60 days of the scheduled Mayor & Council meeting. 5. Original set of executed and notarized CC&R (if applicable). 6. Original set of executed and notarized Assurance Agreement (if applicable). For Third Party Land Trust, provide original Agreement to Construct, original Amendment to Trust, and copy of Trust Agreement. 7. Property owner(s) and consultant mailing addresses to receive notification from the City Clerk’s Office one (1) week prior to and following Mayor & Council meeting. The Final Plat, CC&R, and Assurance Agreement must be approved at the same Mayor & Council meeting. The City Development Review Committee ensures the Assurance Agreement is reviewed by the City Attorney’s Office prior to the Mayor & Council meeting. The recorded CC&R will be mailed to the address on the cover sheet. The City Clerk’s Office keeps the recorded Final Plat and Assurance Agreement. | New Services/JOC | REVIEW COMPLETED | TD-DIV-0423-00059 - Land Division_Subdivison v3 – 3737 N STONE AV Tucson Water conditionally approves the final plat, subject to the following conditions: PRIOR TO RECORDING OF THE FINAL PLAT: 1. The existing house, the distances from the existing house to the proposed lot lines, and the utility lines are removed from the final plat. 2. If a Water Availability Letter for this project has not already been obtained from Tucson Water, apply for a Water Availability Letter via the Tucson Development Center On-line portal, as soon as possible. The Mayor and Council before the final plat can be approved. Please submit the Water Availability Letter with the revised final plat. AFTER RECORDING OF THE FINAL PLAT: 3. The water meters for the two ‘flagpole’ lots (Lots 3 & 4) are installed in their street frontage, and the private water lines between those water meters to the buildings on those lots are run within the ‘flagpoles’. These private water lines may not encroach into Lots 1 & 2. 4. The existing private water line from the existing water meter to the existing building on Lot 1 is abandoned and a new water meter is obtained for the existing building on Lot 1. The new water meter for Lot 1 will need to be located within that portion of Lot 1’s street frontage that is outside the proposed 10’ public utility easement. The private water line between this new water meter and the existing building on Lot 1 may not encroach into the public utility easement, or any other lot. 5. The existing water meter may be retained in place and used to serve Lot 2. 6.
