| External Reviewers - Tucson Airport Authority Standard | REVIEW COMPLETED | August 20, 2025 Planning and Development Services City of Tucson 201 North Stone Avenue Tucson, AZ. 85701 RE: TD-DIV-0325-00045, 2 md Submittal, Three Lot Subdivision, Lots 1-3 / 232 E. Delta Road, Tucson, AZ. 85706, Received August 19, 2025 To whom this may concern, Thank you for the opportunity to comment on TD-DIV-0325-00045, 2 nd Submittal, a development plan for three new lots for future residential uses at 232 East Delta Road. This development is located in the S.W. quarter of the N.E. quarter of Section 12, Township 15S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number 138-10-0480, covers approximately 0.540 ± acres, and is zoned as Residence Zone 2 (R-2). The nearest major roadway intersection is East Delta Road and South Fontana Avenue, approximately 325 feet to the northeast of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, FAA Part 77 airspace, City of Tucson Airport Environs Overlay Zone – Height Overlay Zone, and City of Tucson Airport Environs Overlay Zone – Hazard District, and City of Tucson – Noise Control District 65. The Tucson Airport Authority is approves the project and is not requiring a resubmittal of this project. The Tucson Airport Authority objects and does not support the proposed subdivision of the property since it goes against the Tucson Airport Authority’s adopted Avigation Easement and Disclosure policy of increasing residential density within the City of Tucson Airport Environs Overlay Zone. Furthermore, the proposed subdivision is in close proximity to the primary arrival and departure corridor for all aircraft operating at Tucson International Airport, which would subject the future residents of this subdivision to regular and high levels of aircraft noise.
