2-08.2.0 CONTENT REQUIREMENTS

1. COMMENT: 2-08.2.0 – Based on the existing legal description of this parcel “SUNNYSIDE E100' S2 LOT 7” the original parcel was created via a platting process. The proposed land split exceeds the number of allowed splits for a property whose boundaries are fixed by a recorded plat which is divided into two or more parts, see UDC Article 11.4.20 definition of a Subdivision, C. A minor subdivision meeting AM 2-07 is required to be submitted and approved.

2. The final plat will require a supplemental plot plan for the proposed northern parcel that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example.

Tucson Water has no objections to the proposed lot split. Each of the proposed lots will have 15’ or more of real property frontage onto the existing 6” public water main in Warren Avenue. The proposed lot configurations conform to Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009.
