SECTION 2-08.0.0: LAND SPLIT 2-08.5.0 CONTENT REQUIREMENTS The drawing showing the proposed land split shall include the following: 1. COMMENT: 2-08.5.G – Provide a lot coverage calculation that meets the UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements for lot B. 2. COMMENT: 2-08.5.H – As you are proposing alley access clearly demonstrate that the requirements of UDC Article 7.4.6.K.2 an alley, when used for access, must be a minimum of 20 feet wide, free of obstructions, and surfaced with a dust control method that is acceptable to the TDOT City Engineer. Contact Alfred Zuniga, City Engineer, email Alfred.Zuniga@tucsonaz.gov, phone (520) 791-3154 and obtain written approval for the alley access. 3. Based on aerial photos there is an accessory structure located on lot “A”. Per UDC Article 6.6.2.B accessory structures, sheds, are not allowed on a parcel that does not have a principal building, single family residence. If these sheds are to remain a Board of Adjustment for Variance will need to be approved prior to approval of this land split. If you propose them to be removed show them to be removed. TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0324-00026 - Land Division_Lot Split v5 – 118 E LEE ST Tucson Water has the following comments about the proposed Land Split / Lot Split. Revised drawings and a detailed comment response letter addressing the following comments are required. 1. The proposed lot layout does not meet the requirements of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009. This policy requires all of the following: a. Each proposed lot have a minimum of 15’ of real property frontage onto a public or private street, public alley (or public utility or water easement granted to the City of Tucson) that contains a public water main that can be tapped to serve the lot. (Note: An easement to the street, alley or easement containing the water line is not real property frontage and will not meet this requirement.) b. The water meter for each proposed lot be in that lot’s frontage onto the public or private street, public alley (or public utility or water easement granted to the City of Tucson) that contains a public water main c. The private water service line between the water meter and the buildings on a lot, be located completely within that lot’s boundaries. In other words, the private water service line may not cross any lot lines. Lee Street is the closest public or private street, public alley (or public utility or water easement granted to the City of Tucson) that contains a public water main. Lot A does not have any real property frontage onto Lee Street. 2. The submitted Site Plan shows Lot A and Lot B sharing a water service line to the public water main. This will not be permitted. Each of the proposed lots must have its own water meter and water service line to a public water main. 3. The submitted Site Plan shows the water meter for Lot A in Lot B’s frontage onto Lee Street. This will not be permitted. You may wish to consider making Lot A into a ‘flagpole’ lot, with a 15’ wide ‘flagpole’ to Lee Street to give Lot A the necessary real property frontage onto Lee Street. Please note that this may require moving an accessory building. 4. The submitted Site Plan shows the private water service line for Lot A being in the Lee Street right of way, running parallel to the centerline of Lee Street and then running down a public alley. This will not be permitted. Private water service lines are not allowed in public rights of way.
