TW New Development Review REQUIRES RESUBMIT TD-DIV-0324-00023 - Land Division_Land Split_Lot Split v2 – 2102 N SYCAMORE BL

1. The parent parcel (APN 122080910) fronts Sycamore Blvd, which contains an existing 6” ductile iron public water main that can be tapped to serve the proposed lots. The parent parcel has no frontage onto any other public or private street, public alley (or public utility or water easement granted to the City of Tucson) that contains a water line that can be tapped to serve the lots.

2. The proposed lot configurations do not meet the requirements of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009, as proposed Lot 18-B has just 9.8 feet of frontage onto Sycamore Blvd., and most of that width is occupied a concrete driveway. To comply with Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009, each of the proposed lots must have a minimum of 15’ of real property frontage onto a public or private street, public alley (or a public utility or water easement granted to the City of Tucson) that contains a water line that can be tapped to serve the lots. An easement to the street, alley or easement containing the water line is not real property frontage and will not meet this requirement.

3. Reconfiguring the lots to give Lot 18-B a minimum of 15’ of real property frontage onto Sycamore Blvd would require the demolition of the existing house on Lot 18-A. I assume that that option is not an acceptable option.

4. There is a 5’ public utility easement on the parent parcel that was granted by the Columbus Addition final plat recorded at Book 07, M&P, Page 67. And there is an adjacent and parallel 5’ public utility easement on the parcel to the south (APN 12209214B) that was granted by the Frontier Village final plat recorded at Book 07, M&P, Page 69. Together, these form a public utility easement with a combined width of 10’.

5. Tucson Water’s Remote Meter Policy allows the Applicant to construct one or more new public water mains to the proposed lots in a public water easement that is a minimum of 15’ wide, but not in a public utility easement that is just 10’ wide.

6. The Applicant may request a variance from the minimum frontage requirements of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 by sending a written request for such a variance to Mr. Richard Sarti, P.E. New Area Development Administrator by sending an e-mail to richard.sarti@tucsonaz.gov. The written request will need to outline the legal and technical reasons why the variance should be granted.

7. Any questions, comments or concerns about these comments may be directed to:
