2-08.4.0 FORMAT REQUIREMENTS

1. COMMENT: 2-08.4.1.A - The drawing showing the proposed land split shall be eleven inches by 17 inches or larger.

2. COMMENT: 2-08.4.1.B - The drawing showing the proposed land split shall be drawn to scale no less than one inch equals 20 feet.

3. COMMENT: 2-08.4.1.C - The drawing showing the proposed land split shall be fully dimensioned.

TW New Development Review REQUIRES RESUBMIT TD-DIV-0324-00021 - Land Division_Land Split_Lot Split v1 – 1026 N 11TH AV

1. Inadequate information was submitted for Tucson Water to properly evaluate this proposed lot split. A resubmittal is required.

2. You may find the residential plot plan requirements .pdf at https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf helpful in addressing the Zoning and Residential Building Reviewer’s and my comments.

3. To comply with Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009, each of the proposed lots must have a minimum of 15’ of real property frontage onto a public or private street, public alley, or a public utility or water easement granted to the City of Tucson that contains a water line that can be tapped to serve the lot. An easement to the street, alley or easement containing the water line is not real property frontage and will not meet this requirement.

4. Each proposed lot must have its own water meter, located within that lots frontage onto 11th Avenue , and its own water service line from an existing water main to the water meter. No water service lines or water meters serving two or more lots will be allowed.

5. The private water service line between the water meter for the lot and the building on the lot may not cross any property lines. In other words, the private water service line between the water meter and the building must lie completely on just one lot.

6. Tucson Water’s NW121413 valve map shows an existing 6” cast iron water distribution main in 11th Avenue that was constructed in 1940 per File No. 361. All of the proposed lots will need to connect to this water main. None of the proposed lots may be connected to the existing 20” concrete cylinder water transmission main in Queen Avenue that was also constructed in 1940 per File No. 361.

7. The simplest way to meet the requirements of Tucson Water’s Remote Meter Policy may be to configure the lots in such a manner that all of the lots are ‘flagpole’ lots with a 15’ wide or wider ‘flagpole’ to 11th Avenue.

8. An alternative option would be to construct a new 4” or larger public water main in Queen Avenue that could serve any proposed lots that front Queen Avenue.

9. Copies of the valve map(s) and ‘as-built’ plans referenced in these comments may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov.
