COMMENTS:
1. Please do a study of the required Fire Separation Distance from the property lines relative to your proposed apartment building. You may have to do a study as to how the required fire ratig of the exterior walls. Your proposed building may not be possible because of the site size and other constraints.
2. Please research any utilities that may be crisscrossing the property leading to possible easement requirements.
3. Please resubmit.
Commercial Plumbing REQUIRES RESUBMIT 1. Provide a site plan that clearly corresponds to the legal descriptions of the resulting two lots. Reference: Sections 107.2.1 and 107.2.6, IBC 2018.
2. Show how each lot will have access to the public sewer and to the municipal water system. Reference: Sections 107.2.1 and 107.2.6, IBC 2018.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-08.

2-08.3.0 APPLICATION SUBMITTAL REQUIREMENTS
The following shall be submitted upon application:

3.2 Two copies of the drawing showing the proposed land split;
3.3 Documentation of the land division history of the parcel. Documentation may consist of Assessor’s maps and records, deeds, title history search, or any other information that would credibly show the number of land divisions that have occurred from the original parcel from the date of annexation or recordation of a plat. The property information available at the Pima County Assessor’s Office establishing existing land split dates is acceptable;
3.4 If applicable, a copy of any easement agreement or other legal document which permits shared vehicle use areas and/or easements;
3.5 Two copies of any legal instruments that will be recorded establishing the shared aspects of the project must be provided;
3.6 Two copies of any easement that is to be recorded as a part of the land split;
3.7 Two copies of new legal descriptions; and,

2-08.5.0 CONTENT REQUIREMENTS
The drawing showing the proposed land split shall include the following:
A. The boundaries of the original parcel or lot prior to the land split with distance and bearings labeled;
B. The proposed lots with distance and bearings labeled;
C. The rights-of-way adjacent to or within the property, including streets and easements. The streets and easements must be labeled, dimensioned and purpose listed;
D. All proposed easements on and surrounding the property;
E. The locations and dimensions of any existing structures and buildings;
F. The setbacks of existing buildings and structures from existing and proposed property lines;
H. Access to all proposed lots in compliance with UDC Section 7.8, Access; and,
1. COMMENT: Ensure the submittal and content requirements referenced are above are satisfied with the next submittal.

2. COMMENT: Remove the parking lot and structures on the parcel to the west from the site plan. (i.e. anything that is in reference to TD-DEV-1223-00497).

3. COMMENT: Provide the square footage of the existing lot, the portion that is to be split, and the square footages of the new lots.

4. COMMENT: Provide dimensions of the portion of the lot that is to be split, and dimensions for the lot that the split portion is to be added to.

5. COMMENT: TD-DEV-1223-00497 shows the proposed portion of parcel 140-19-001D that is to be split and added to 140-19-0170. There should be two legal descriptions, one for parcel 140-19-11D, less the portion that is to be split and another legal description for parcel 140-19-0170 plus the addition of the portion to be added to it.

If this is not the case, and a new, independent, lot is being created from parcel 140-19-011D a Minor Subdivision will have to be applied for.

TW New Development Review REQUIRES RESUBMIT TD-DIV-0324-00020 - Land Division_Land Split_Lot Split v1 – 5450 S PARK AV

1. The proposed new lot in the northwest corner of the parent parcel does not meet the requirements of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009. To comply with Tucson Water’s Remote Meter Policy, each proposed new lot must have a minimum of 15’ of real property frontage onto a public or private street, public alley, or a public utility or water easement granted to the City of Tucson that contains a water line that can be tapped to serve that lot.

Please note that an easement to the street is not real property frontage and will not meet this requirement.

2. To meet the above referenced requirement, there are two options:
a) Bringing water to the proposed new lot, by constructing a new 4” or larger public water main centered, within a new public water easement granted to the City of Tucson that is a minimum of 15’ wide, from an existing water main to the proposed new lot. Please note that the required size of the new water main will be largely determined by the amount of fire suppression water needed in the event of a fire.
b) Reconfiguring the proposed new lot into a “flagpole lot” with a “flagpole” that is a minimum of 15’ wide to a public or private street, public alley, or a public utility or water easement granted to the City of Tucson that contains a water line that can serve the lot.

3. A copy of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 may be obtained by sending an e-mail request for this policy to me at the e-mail address in my signature block.

4. The existing water mains in this area are shown on Tucson Water’s SW061514 valve map. A copy of this valve map may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request to TWMapInfo@tucsonaz.gov.
