SECTION 2-08.0.0: LAND SPLIT

2-08.2.0 CONTENT REQUIREMENTS
1. COMMENT: 2-08.5.E – Provide a supplemental Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, The plot plan shall show all structures that are on this site along with perimeter yard setbacks to the proposed property line and a lot coverage calculation. Required perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). If any of the proposed setbacks to not meet the minimum additional comments maybe forth coming.

1. Show that the existing buildings on the property lie on only one of the proposed lots, and show how far the existing existing buildings are from the lot lines.
2. On the file named 1035 project survey_v1.pdf, two labels of the bearing and distance of the west side of Lot 17 (east side of Lot 16) overlap each other causing both of them to be very difficult to read. Remove one of these labels.
