Site Engineering Review Comments:
1. The proposal for a “Lot line Adjustment” regarding parcels 13213104A & 132131050 will not be able to be processed as a simple land division process.
a. Referring to the Final Plat for The Bridges Sub-Area B-IV (Block 10) Lots 1 through 10 Platted 2020. Lot 1 was originally one single lot which now exists as parcels 13213104A & 13213104B which was split back in 2021. As proposed currently, original lot 1 of the subdivision will then be “split” into three separate piece from the original parcel which would be constituted as a “subdivision.” UDC 8.3.1.E.1
2. It will be required that a minor subdivision plat be submitted for the proposed land division. UDC 8.4.3 & AM 2-07.0.0

If you have any questions or concerns, please contact Marco Contreras at Marco.contreras@tucsonaz.gov
Site Zoning Fast REQUIRES RESUBMIT See comment from Site Engineering regarding requirement to resubmit as a subdivision/plat application rather than a land split given the resulting three parcels from the original parcel.
