Please send an email to fernando.garcia2@tucsonaz.gov when this permit is resubmitted. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is December 13, 2025. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) Please resubmit this application with a site plan and/or survey and legal descriptions as initially provided for voided permit TD-DIV-0724-00062. Please review comments for TP-PRE-0125-00003 and ensure that (except for the requirement for improving the easement to street standard) they have been met. The ingress/egress easement has been rewritten and recorded with Pima County so that it is no longer written to exclude the subject parcel. The existing verbiage essentially terminates the easement at the parcel, preventing it from continuing westward. Please correct the access easement and provide proof of recordation with Pima County. Before this land division can be completed, permit T07CM00241 for the addition of the rear porch/garage/ramada must be completed first.
