| Site Zoning Fast | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: 3625 E PRESIDIO RD. – R-2 TD-DIV-0225-00020 Land Split (1st Review) TRANSMITTAL DATE: February 25, 2025 SECTION 2-08.0.0: LAND SPLIT 2-08.2.0 CONTENT REQUIREMENTS 1. COMMENT: 2-08.2.0 – Based on the existing legal description of this parcel “FARMINGTON E2 OF LOT 7 BLK 2” the original parcel was created via a platting process. The proposed land split exceeds the number of allowed splits for a property whose boundaries are fixed by a recorded plat which is divided into two or more parts, see UDC Article 11.4.20 definition of a Subdivision, C. A minor subdivision meeting AM 2-07 is required to be submitted and approved. 2. The required minor subdivision will require a supplemental plot plan for Parcel 1 that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example. 3. Based on the information provided on the land split documents the proposed perimeter yard setback shown from the southernmost “EXISTING HOUSE” to the east property line, 0.82’ does not meet the minimum 6’-0” setback, UDC Table 6.3-2.A. The required perimeter yard setback is based on the wall height adjacent to the interior property line and as the wall heights were not provided Zoning cannot determine the actual required perimeter yard setback. As the proposed setback is less than 1’-0” A Board of Adjustment for Variance will be required to reduce the setback. 4. Additional comments may be forthcoming once the above comments have been addressed. If you have any questions about this transmittal, please contact Zone1.desk@tucsonaz.gov. |

| TW New Development Review Fast | REQUIRES RESUBMIT | TD-DIV-0225-00020 - Land Division_Lot Split v1 – 3625 E PRESIDIO RD Tucson Water’s 1st review on 03/10/2025. Tucson Water has the following comments about the proposed Land Split / Lot Split: 1. The closest public water main to this project is the existing 6” cement asbestos water main in Presidio Rd. 2. The supplemental plot plan for Parcel 1 required by the Zoning reviewer must show: a. The location of the existing water meter serving the existing buildings on proposed Parcel 1 b. The routing of the existing private water service line(s) between the existing water meter and the existing buildings. 3. To comply with Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009: a. Each of the proposed parcels must have it’s own water meter. b. Each of the proposed parcels will need to have a minimum of 15’ of real property frontage onto the existing water main in Presidio Rd, and c. The water meter serving each proposed parcel must be located within that parcel’s minimum of 15’ of real property frontage onto an existing or new public water distribution main. Any requested variance from these requirements will need to be sent to and evaluated by Mr. Richard Sarti, Tucson Water’s New Area Development Water Administrator. Mr. Sarti’s email address is richard.sarti@tucsonaz.gov. 4.
